基于Business Analyst Online的商业网点选址分析

【摘要】:在社会经济迅速发展的今天,城市化速度持续加快,人口规模和消费水平的提高,带来了商业网点规模的不断发展和扩大。商业网点的空间布局影响着商业经营状态以及居民的日常消费行为,进而影响城市空间结构。企业未来的规划发展与商业网点的位置选择息息相关,它关系到企业经营的成败,因而在进行选址时要慎之又慎。竞争力同等的情况下,优越的地理位置可以为企业带来较好的经营效益。企业如何结合自身经营特点和影响选址的因素来选择最佳店址,实现利益最大化,成为决策者在市场拓展时需要考虑的关键问题。商业网点的优化配置也有利于商业环境的协调以及商业业态的良性发展。由于传统分析研究方法的局限,现代商业网点的选址迫切需要新的研究方法,以适应现代商业经营方式的根本性转变。 本文根据影响商业网点选址的主要因素:人口因素、交通因素、市场竞争因素展开分析,探讨了这三个因素包含的具体影响因子,如人口规模和人口结构、家庭结构与生命周期、交通因素的调查内容、市场竞争等因素。文中介绍了Esri公司推出的在线商业选址应用—Business Analyst Online的数据和主要功能。基于网站中提取的相关数据,以KFC快餐店选址为例,对KFC客流量与选址因素进行了相关性分析,然后利用主成分回归建模获得回归方程,用以预测KFC网点在研究区域内的市场潜力等,为决策者进行选址分析提供参考依据。
[Abstract]:Today, with the rapid development of social economy, the speed of urbanization continues to accelerate, and the scale of population and consumption improves, which brings about the continuous development and expansion of the scale of commercial network. The spatial layout of commercial network affects the commercial management state and the daily consumption behavior of the residents, and then affects the urban spatial structure. The future planning and development of the enterprise is closely related to the location choice of the commercial network, which is related to the success or failure of the business operation, so it is necessary to be cautious in the selection of the site. In the case of equal competitiveness, superior geographical position can bring better management benefits for enterprises. How to choose the best shop location according to its own management characteristics and the factors that influence the location selection and realize the maximization of benefits has become the key problem for the decision-makers to consider in the market expansion. The optimal allocation of commercial sites is also conducive to the coordination of the business environment and the benign development of business patterns. Because of the limitation of traditional analysis and research methods, new research methods are urgently needed for the location of modern commercial network to adapt to the fundamental change of modern business operation mode. Based on the analysis of the main factors affecting the location of commercial network, such as population factor, traffic factor and market competition factor, this paper discusses the specific factors, such as population size and population structure, which are included in these three factors. Family structure and life cycle, traffic factors survey content, market competition and other factors. This paper introduces the data and main functions of-Business Analyst Online, an online business location application developed by Esri Company. Based on the relevant data extracted from the website, taking the KFC fast food restaurant location as an example, this paper analyzes the correlation between the KFC passenger flow and the location factors, and then uses principal component regression model to obtain the regression equation. It can be used to predict the market potential of KFC network in the study area and provide reference for decision makers to analyze the location.
