养老机构高效运营的建筑设计策略研究

【摘要】：从大多数公共机构的使用全过程来看,机构建造所用的原始成本在总成本(建造、维护和运营成本)中只占一小部分。在工作强度较大的养老机构,比如护理院,机构建造之初通常会向银行贷款,而每年所需的还款金额只占运营预算的20%-30%1。因此,对于最有经验的主办人来讲,了解并降低工作人员的劳动成本以及机构的运营和维护费用是他们关注的重点。而这些除与机构的管理方式和运营模式有关之外,还具有一个共同特点,即其都是在养老机构的建筑中进行的。换句话说,养老机构建筑设计在一定程度上影响了整个机构的后期管理和运营效率。影响养老机构运营效率的因素是多方面的,本文将选取其中两个与建筑设计相关的主要因素进行研究：如何通过服务流线设计来达到后期高效的服务人员配置；空间设计中考虑工作人员操作的便利与流畅；通过研究本文力求探讨有利于提高养老机构运营效率的建筑设计策略。首先研究了具有本国国情的老龄化社会现状及特点；其次通过对收集到的资料进行整理分析,阐述了国内外养老机构的发展现状；再次对养老机构服务流线、内部服务空间与机构运营效率之间的关系进行了分析；最后按照建筑设计一般程序,从场地设计、建筑布局、护理单元、服务空间以及建筑细节设计方面将服务流线与护理人员需求纳入考虑,在满足老年人需求与护理人员的需求的基础上,提出了养老机构高效运营的建筑设计策略。
[Abstract]:Judging from the whole process of using most public organizations, the original cost of building an institution accounts for only a small part of the total cost (construction, maintenance and operation costs). In more intensive pension institutions, such as nursing homes, institutions are usually built with loans from banks, and the amount of repayment required each year is only 20 to 30 percent of the operating budget. Therefore, for the most experienced sponsors, to understand and reduce the labor costs of staff and the operating and maintenance costs of the organization is their focus. In addition to the management and operation mode of the organization, it also has a common characteristic, that is, it is carried out in the building of the old-age institution. In other words, the architectural design of pension institutions affects the later management and operational efficiency of the whole institution to some extent. There are many factors affecting the operational efficiency of pension institutions. This paper will select two of the main factors related to architectural design to study: how to achieve efficient service staffing through service streamline design; The convenience and fluency of staff operation are considered in space design. This paper tries to explore the architectural design strategy which is conducive to improving the operational efficiency of pension institutions. First of all, it studies the current situation and characteristics of aging society with national conditions; secondly, through collating and analyzing the collected data, it expounds the development status of pension institutions at home and abroad. The relationship between the internal service space and the operational efficiency of the organization is analyzed. Finally, according to the general procedures of architectural design, from site design, architectural layout, nursing unit, Service space and architectural detail design take service streamline and nursing staff needs into account. On the basis of meeting the needs of the elderly and nursing staff, the architectural design strategy for the efficient operation of pension institutions is put forward.
