装配式住宅全生命周期经济性分析

【摘要】:装配式住宅顺应了时代的发展,是未来建筑住宅发展的趋势。目前我国每年新增建筑量约为20亿m2,居世界之首位,相当于全世界每年新建建筑的40%左右,建筑住宅发展速度如此之快,而传统的手工作业建造模式渐渐露出了其弊端,一方面,传统的手工作业建造模式现场是作业量大,生产效率低,工程质量不好保证,并且施工过程中产生大量的垃圾,费水费电,晚间作业容易扰到周围居民的正常休息;另一方面,建筑工地上劳动强度大,安全隐患多,风吹日晒,现在的年轻人都不愿意做建筑工人,工地上人工短缺的现象越来越严重,人工费费用逐年上升。因此,急需用新的建造模式来代替传统的建造方法,推广使用装配化建造技术,势在必行。 首先本文详细介绍了装配式住宅全生命周期经济性对比分析这个问题提出的背景、目的和研究意义,在国内外的发展状况。其次,介绍了全生命周期成本的定义和模型,并且把住宅的整个生命周期分成了三个阶段,分别是一次性建造成本阶段、使用期间的维护运行阶段和使用后的成本处置阶段,然后详细分析了这三个阶段的详细成本构成情况。然后确定了本文研究的几种结构形式住宅的类型,分别是传统的粘土砖结构住宅,外墙加EPS保温板;空心保温砌块结构住宅,空心处填充EPS保温板;预制装配式混凝土结构住宅,外贴EPS保温板;两种轻钢结构住宅,墙体骨架分别为轻钢骨架+EPS保温板和轻钢骨架+WWCB(水泥木丝板)保温板,最后通过对各阶段成本的具体分析,,得出装配式住宅中的轻钢结构住宅经济性比较优越的结论,这使得轻钢结构住宅在未来住宅市场中更加具有竞争优势。 本文通过对装配式住宅和其他结构形式住宅的经济性进行细致的比较分析,深入了解装配式住宅的经济性,为人们对住宅的需求和选择提供依据,具有一定的参考价值。
[Abstract]:The prefabricated housing conforms to the development of the times and is the trend of the future architectural housing development. At present, the number of new buildings in China is about 2 billion m2 per year, ranking first in the world, equivalent to about 40% of the total number of newly built buildings in the world every year. The development of residential buildings is so fast, and the traditional manual construction mode gradually reveals its disadvantages. On the one hand, the traditional manual construction mode is characterized by large amount of work, low production efficiency, poor engineering quality, and a large amount of garbage, water and electricity are produced in the construction process, and the evening work easily disturbs the normal rest of the surrounding residents. On the other hand, the labor intensity on the construction site is large, the hidden danger of safety is many, the wind is shining, the young people do not want to be the construction worker now, the phenomenon of the labor shortage on the construction site is more and more serious, the cost of labor is rising year by year. Therefore, it is urgent to replace the traditional construction method with new construction mode and popularize the assembly construction technology. Firstly, this paper introduces the background, purpose and research significance of the whole life cycle economy contrast analysis of the prefabricated housing in detail, and the development situation at home and abroad. Secondly, the definition and model of the whole life cycle cost are introduced, and the whole life cycle of the residence is divided into three stages, namely, the one-time construction cost stage, the maintenance operation stage during the use period and the cost disposal stage after the use. Then the detailed cost composition of these three stages is analyzed in detail. Then determine the types of several structural forms of housing studied in this paper, namely, the traditional clay brick structure residence, the outer wall with EPS insulation board, the hollow insulation block structure residence, the hollow place fills the EPS insulation board; Precast prefabricated concrete structure residence with external EPS insulation board, two kinds of light steel structure housing, the wall skeleton is light steel skeleton EPS insulation board and light steel skeleton CBWW-heat preservation board, Finally, through the analysis of the cost of each stage, the conclusion that the light steel structure residence in the prefabricated housing is superior in economy is obtained, which makes the light steel structure residence have more competitive advantage in the future housing market. Through the detailed comparison and analysis of the economy of prefabricated housing and other structural housing, this paper deeply understands the economy of prefabricated residence, and provides the basis for people's demand and choice of housing, which has certain reference value.
