基于社区发展的单位制社区更新策略研究

【摘要】：单位制社区是我国单位社会下特有的产物，也是特定时期我国城市社会生活的缩影。改革开放以来，单位制逐步瓦解，，但城市中仍存在大量的单位制社区。单位制社区不仅面临物质环境老化问题，更重要的是面临原单位遗留下来的各种社会问题，基于单位制社区问题的复杂性，单位制社区的更新迫在眉睫。然而，目前我国对单位制社区的更新，通常采用两种方式：局部物质环境整治和大规模拆迁重建。这两种方式都是针对社区物质环境的改善，忽视了社区综合的可持续的发展，因此带来了众多的社会问题。本文在单位制社区更新中引入了社区发展的概念，构建了基于社区发展的单位制社区更新的框架，探索了单位制社区更新中社区发展的策略。希望基于社区发展的单位制社区更新策略，能实现单位制社区全面的可持续的社区更新。本文的主体内容包括四个部分：第一部分总结了相关理论的研究成果，并通过对国内外社区更新实践的分析，得出了社区更新启示；第二部分通过对武汉市三个单位制社区——武钢116社区、汽发社区、北湖正街社区的调研结果分析，总结了单位制社区的特征和现存问题；第三部分探讨了基于社区发展的单位制社区更新策略。首先，在单位制社区更新中引入了社区发展的理念，提出了基于社区发展的单位制社区更新。其次，构建了基于社区发展的单位制社区更新框架和内容。最后，从物质环境、社会发展和实施保障三个层面提出了基于社区发的单位制社区更新策略。第四部分对武钢116单位制社区更新进行实证研究，首先按照前文所述的调查内容对社区进行调研并总结存在问题，最后从物质环境、社会发展、组织管理和实施保障四个方面，提出了社区更新策略。
[Abstract]:Unit community is the unique product of the unit society in our country, and it is also the epitome of the urban social life of our country in a certain period. Since the reform and opening up, the unit system gradually disintegrated, but there are still a large number of unit communities in the city. Unit community is not only facing the problem of material environment aging, but also facing all kinds of social problems left over from the original unit. Based on the complexity of unit system community problem, the renewal of unit system community is urgent. However, at present, the renewal of unit communities in China usually adopts two ways: local physical environment renovation and large-scale demolition and reconstruction. These two methods are aimed at the improvement of the community material environment and neglect the sustainable development of the community, which brings a lot of social problems. This paper introduces the concept of community development into the unit system community renewal, constructs the framework of unit system community renewal based on community development, and explores the strategies of community development in unit system community renewal. It is hoped that the unit system community renewal strategy based on community development can realize the overall sustainable community renewal of unit community. The main content of this paper includes four parts: the first part summarizes the research results of relevant theories, and through the analysis of the practice of community renewal at home and abroad, obtains the inspiration of community renewal; The second part summarizes the characteristics and existing problems of the unit system community through the analysis of the investigation results of the three unit system communities in Wuhan-116 community of WISCO, Qifa community and Beihu Zhengjie community. The third part discusses the unit system community renewal strategy based on community development. Firstly, the concept of community development is introduced into the unit system community renewal, and the unit system community renewal based on community development is put forward. Secondly, the framework and content of unit system community renewal based on community development are constructed. Finally, from the three aspects of material environment, social development and implementation guarantee, this paper puts forward the community renewal strategy based on unit system. The fourth part carries on the empirical research to the 116unit system community renewal of WISCO. Firstly, it investigates the community and summarizes the existing problems according to the investigation contents mentioned above, and finally, from the material environment, the social development, the organization management and the implementation guarantee four aspects. The community renewal strategy is put forward.
