DK房地产建设工程项目风险管理研究

【摘要】：当前房地产企业面临着很多外部环境风险和项目内部风险，如房地产调控使房地产建设工程项目面临着外部环境风险，而新技术与新方法的推广使项目内部风险管理难度加大，部分房地产开发企业对建设工程项目风险管理重视不够，倾向于由外包单位承担风险，这使建设工程项目风险管理没有得到应得的重视。本文对DK房地产建设工程项目的项目管理、项目风险管理及评价进行了研究，希望通过研究促进企业项目风险管理的改善和发展。本文研究过程中首先运用了文献研究方法对风险、风险管理、项目风险管理进行了学习和定义。其次运用了项目管理工作实践总结方法对房地产建设工程项目管理、房地产建设工程项目风险管理、房地产建设工程项目风险管理评价做了归纳和总结。同时本文还对项目工作任务分解、项目组织结构分解、项目风险识别、项目风险分析、项目风险应对、项目风险控制、项目风险管理成熟度评价这些具体的项目风险管理过程进行了研究。通过研究发现DK项目风险管理的过程基本满足了项目风险管理目标的要求，即有效管理了项目风险实现了项目的时间、范围、成本目标。这与DK项目风险管理重视项目外部人员共同参与项目风险管理，，项目风险管理会议沟通信息及时，项目风险管理集体决策，项目风险管理方法简单适用这些特点密不可分。另外公司与项目部对项目风险管理进行的项目风险管理成熟度评价也发现了项目风险管理的薄弱环节为以后项目风险管理的改善和发展提供了努力的方向。总之进行项目风险管理研究有助于企业提高应对风险、控制风险的项目管理能力，为项目管理总目标的实现提供有力保障。
[Abstract]:At present, real estate enterprises are facing many external environmental risks and project internal risks, such as real estate regulation and control make real estate construction projects face external environmental risks, and the promotion of new technologies and methods makes it more difficult to manage the internal risks of the projects. Some real estate development enterprises pay less attention to the risk management of construction project and tend to bear the risk by the outsourced unit, which makes the risk management of construction project not get the due attention. This paper studies the project management, project risk management and evaluation of DK real estate construction project, hoping to promote the improvement and development of enterprise project risk management. In the course of the research, this paper first uses the literature research method to study and define the risk, risk management and project risk management. Secondly, the paper summarizes the project management of real estate construction project and the risk management evaluation of real estate construction project by using the method of summarizing the practice of project management. At the same time, this paper also analyzes the project work tasks, the project organization structure, the project risk identification, the project risk analysis, the project risk response, the project risk control, Project risk management maturity evaluation of these specific project risk management process has been studied. It is found that the process of DK project risk management basically meets the requirements of project risk management objectives, that is, the effective management of project risks realizes the project's time, scope and cost objectives. This is closely related to the importance attached by DK project risk management to the joint participation of project external personnel in project risk management, the timely communication of project risk management meetings, the collective decision-making of project risk management, and the simple application of project risk management methods. In addition, the maturity evaluation of project risk management conducted by the company and the project department also found that the weakness of project risk management provided the direction for the improvement and development of project risk management in the future. In a word, the research on project risk management is helpful for enterprises to improve the ability of project management to deal with risks and control risks, and to provide a strong guarantee for the realization of the overall goal of project management.
