X市社区服务中心综合楼施工项目造价控制研究

【摘要】:随着改革开放政策的推行和深化,伴随着企业发展的历程,工程项目管理也在良好的经济环境中得到长足发展。许多建筑企业参与到建筑工程建设及其过程控制活动中来,然而,此类企业一方面要在所投资的建筑工程项目中实现造价控制目标,另一方面又要稳定原有的业务领域及运行机制,因此企业面临新领域造价控制及持续发展双重挑战。此时,进行适当的资源整合,是此类企业的必由之路。建筑类企业,在建筑工程造价控制方面不仅无成熟的造价控制团队,又缺乏系统的造价控制经验,一旦新建工程项目造价控制不当,轻则打乱企业原有的发展步伐,影响建设目标实现,重则危及企业的生存,造成企业资金断链。因此,基于资源整合的企业,其工程项目造价控制模式及方法的研究显得尤为必要。 本文运用造价控制和项目管理的相关理论,针对社区卫生服务中心综合楼工程项目在工程项目管理中的造价控制基本现状,提出了对项目进行造价控制的步骤及造价控制的程序,分析了综合楼工程项目在造价控制中面临的实际问题,编制了各个建设阶段造价控制目标,阐明了工程项目管理、引入施工总体部署等造价控制方法在各个建设阶段的选用。笔者作为综合楼工程项目的负责人,在工作中将理论与实际相结合,亲历了项目建设的每一过程,运用相关理论进行造价控制分析,画出相应表格和图形,取得了相关的造价控制原始数据,通过对具体数据进行分析,总结了造价控制成效和不足,提出工程项目造价控制的具体措施。 总之,本文结合中心综合楼工程项目造价控制实际案例,紧紧抓住工程项目造价控制这一目标,找出建筑企业在工程造价管理上普遍存在的问题,提出了此类企业控制工程投资造价的解决模式及方法,为面临类似问题的企业作为参考。
[Abstract]:With the implementation and deepening of the policy of reform and opening up, with the development of enterprises, engineering project management has also been greatly developed in a good economic environment. Many construction enterprises are involved in the construction and process control activities. However, such enterprises should, on the one hand, achieve the cost control objectives in the construction projects they invest in. On the other hand, it is necessary to stabilize the original business field and operation mechanism, so the enterprise faces double challenges of cost control and sustainable development in the new field. At this point, the proper integration of resources is the only way for such enterprises. In construction enterprises, there is not only no mature cost control team, but also no systematic experience in cost control. Once the cost control of new construction projects is not proper, the original development steps of enterprises will be disrupted. Affecting the realization of construction goals, the survival of enterprises will be endangered, resulting in enterprise capital broken chain. Therefore, it is necessary to study the cost control mode and method of engineering project in enterprises based on resource integration. Based on the theory of cost control and project management, this paper aims at the basic situation of cost control in the project management of comprehensive building of community health service center. This paper puts forward the steps and procedures of the cost control of the project, analyzes the practical problems in the cost control of the comprehensive building project, formulates the cost control objectives of each construction stage, and clarifies the project management. Introduction of construction cost control methods such as overall deployment in each stage of construction selection. As the person in charge of the comprehensive building project, the author combines theory with practice in the work, experiences each process of the project construction, analyses the cost control by using the relevant theory, and draws the corresponding tables and figures. The original data of cost control are obtained. Through the analysis of the specific data, the effectiveness and deficiency of cost control are summarized, and the concrete measures for cost control of engineering project are put forward. In a word, combining with the actual case of the project cost control of the central comprehensive building, this paper firmly grasps the goal of the project cost control, and finds out the common problems in the engineering cost management of the construction enterprises. This paper puts forward the solving mode and method of controlling the project investment cost of this kind of enterprises, which is a reference for the enterprises facing similar problems.
