地铁上盖综合体地下空间整合设计研究

【摘要】:国内的轨道交通建设1965年从北京开始,从一线城市到二线城市,现在二线城市正在掀起地铁建设的热潮。地铁因为运量大、准时等优点,在形成网络的城市是城市公共交通的主力,担任市内长距离和绝大多数的运量。在市场经济的大环境下,,地铁物业的价值也渐渐被人们认识到。地铁站的设计也从简单的车站设计变成了整合开发的复杂问题,一方面是开发商努力和地铁接驳,一方面是许多有意识的地方一体化的商业综合体拔地而起。 地铁站和商业综合体的整合设计往往发生在地下空间,也就是负一层、负二层和建筑首层。整合设计的意思是把政府目前各自为政的规划局和交通局的日常工作衔接起来,把商业、办公、居住等功能和地铁站的建设统筹考虑,而不是建成后再去对接。这样才能够充分利用地铁带来的人流,达到效益最大化和人群的满意度最高。对于旧城,这是一个城市更新的过程;对于新城,这是一个集约化利用土地,避免重复建设的过程。通过整合设计,能够实现功能的复合和城市的有机和谐。 从功能的角度看,地铁上盖综合体分为交通枢纽为主导的地铁上盖综合体、以商业为主导的地铁上盖综合体、以商务办公为主导的地铁上盖综合体、以居住为主导的地铁上盖综合体。这种分类和城市的功能--居住、工作、交通、游憩也是相吻合的。这四类商业综合体设计中需要重点考虑的问题是不同的,有各自的设计重点,因为他们整合的功能不尽相同。 在设计中应该遵循以下设计原则:地铁上盖综合体地下空间功能布局集约化、地铁上盖综合体地下空间组织的立体化、地铁上盖综合体地下空间转换的可达性、地铁上盖综合体地下空间引导的可识别性。这四个原则分别从功能组织、交通组织、空间组织、场所感的营造四个方面指导整合设计。 地铁上盖综合体地下空间整合设计的策略从交通体系的整合、功能组织的整合、衔接空间的整合三方面提出。交通体系是看得见的骨架,功能组织是本质的内在的推动力,衔接空间是最终在空间上的表现形式。 交通体系的整合可以分为竖向垂直化整合、横向网络化整合、横竖向结合立体化整合三种。交通空间作为公共空间的内核,顺接得好可以保证交通效率,改善空间品质。 功能组织的整合分为以城市交通功能整合为主、以城市商业娱乐功能为主、城市交通与商业功能并重、多种城市功能并重四种。这和上一章的交通枢纽为主导的地铁上盖综合体、以商业为主导的地铁上盖综合体、以商务办公为主导的地铁上盖综合体、以居住为主导的地铁上盖综合体基本对应。 衔接空间的整合分为以通道为衔接要素、以广场为衔接要素、以中庭为衔接要素、以商业步行街为衔接要素展开来写,基本涵盖了地下公共空间的组织方式:中庭和广场是“面”,通道和步行街是“线”。本节把常见的广场、中庭、商业步行街进一步分类,广场分为开放、下沉、半围合三种,中庭分为封闭、开放、连接三种,商业步行街分为地下、地上两种。从分类可以看出每种手法适宜使用的场所。 总之,地铁上盖商业综合体地下空间的整合设计不仅可以提高城市交通的效率,还可以为城市未来的发展产生推动作用,扩大城市的空间和层次,优化城市空间的结构,产生经济效益和社会效益,是个双赢的策略。
