颍淮农商银行住房贷款风险管理研究

【摘要】:近几年来,随着金融改革的深入和住房贷款业务的飞速发展,原本只注重中小企业贷款的区域性金融机构也开始将其作为一个新的利润增长点,经过几年的快速发展,目前住房贷款已进入风险高发区间。如何进一步完善区域性金融机构住房贷款风险管理体系建设,强化管理手段,降低因如内控制度不健全、执行不到位、风险难点和重点管理不到位等一系列问题带来的风险,是当前区域性金融机构亟待解决的课题。 本文以“颍淮农商银行住房贷款风险管理研究”为题,从住房贷款风险管理的基本理论出发,分析风险产生的相关因素,利用理论结合实际的方法,通过对阜阳颍淮农村商业银行(以下简称阜阳颍淮农商银行)住房贷款业务风险因素的分析,全面探索区域性金融机构住房贷款风险管理框架的构建和应具备的管理手段。 本文共分六个部分,具体内容安排如下: 第一部分为绪论部分,简要介绍本文的选题背景及研究意义,文章的研究思路和方法,以及创新与特色之处。 第二部分为国内外研究现状,分别就国内外对住房贷款风险管理的相关研究进行了简要介绍。 第三部分是我国住房贷款风险综述。介绍了我国住房贷款业务发展概况和基础理论,并就住房贷款风险的概念和产生因素进行了具体的分析。 第四部分是对颍淮农商银行住房贷款风险问题的具体分析。在介绍了其住房贷款业务市场的现状后,对颍淮农商银行在住房贷款风险中存在的问题进行了深入剖析。 第五部分是对颍淮农商银行住房贷款风险管理框架设计的具体介绍。首先阐述了框架设计思路,然后对框架进行逐项分析。 第六部分是结论和展望,在总结了以上内容的基础上做出本文结论,最后对文中不足做出分析和展望。 本文的创新之处是根据对区域性金融机构及阜阳颍淮农商银行相关调查中所掌握信息,系统性地梳理了我国住房贷款风险种类及影响因素,进而通过对颍淮农商银行基本情况和住房贷款风险的具体分析,建立了与之相适应的风险管理框架,并就农民住房贷款这一新兴业务提出了管理思路,对我国区域性金融机构住房贷款业务管理理论的充实和金融监管部门加强对此业务的监管都有一定的借鉴和参考意义。
[Abstract]:In recent years, with the deepening of financial reform and the rapid development of housing loan business, the regional financial institutions that only pay attention to the loan of small and medium-sized enterprises have begun to take it as a new profit growth point. After several years of rapid development, housing loans have entered high risk areas. How to further improve the construction of regional financial institutions housing loan risk management system, strengthen the management means. It is an urgent task for regional financial institutions to reduce the risks brought by such problems as imperfect internal control system, inadequate execution, difficult risk and inadequate key management. Based on the basic theory of housing loan risk management, this paper analyzes the related factors of the risk, and combines the theory with the practical method to study the housing loan risk management of Yinghuai Agricultural and Commercial Bank. Through the Fuyang Yinghuai Rural Commercial Bank (hereinafter referred to as Fuyang Yinghuai Agricultural Commercial Bank) housing loan business risk factors analysis. This paper probes into the construction of housing loan risk management framework of regional financial institutions and the management means it should possess. This paper is divided into six parts, the specific content is as follows: The first part is the introduction part, briefly introduces the background and significance of this paper, the research ideas and methods, as well as the innovation and characteristics. The second part is the current situation of domestic and international research on the risk management of housing loans. The third part is a summary of housing loan risk in China. It introduces the general situation and basic theory of housing loan business in China, and makes a concrete analysis on the concept of housing loan risk and its producing factors. The 4th part is the concrete analysis of the housing loan risk of Yinghuai Agricultural and Commercial Bank. After introducing the present situation of the housing loan business market of Yinghuai Agricultural and Commercial Bank. This paper deeply analyzes the problems existing in the housing loan risk of Yinghuai Agricultural and Commercial Bank. The 5th part is a concrete introduction to the design of the housing loan risk management framework of Yinghuai Agricultural and Commercial Bank. Firstly, the frame design idea is expounded, and then the frame is analyzed item by item. The 6th part is the conclusion and prospect. Based on the conclusion above, the conclusion is made. Finally, the deficiency of the paper is analyzed and prospected. The innovation of this paper is based on the regional financial institutions and Fuyang Yinghuai Agricultural and Commercial Bank in the relevant survey information, systematically combing the types of housing loans in China and the impact factors. Then through the analysis of the basic situation of Yinghuai Agricultural and Commercial Bank and the housing loan risk, the paper sets up the corresponding risk management framework, and puts forward the management ideas on the new business of farmers' housing loan. It can be used for reference to enrich the management theory of housing loan business of regional financial institutions in China and to strengthen the supervision of this business by the financial supervision department.
