A银行南京分行房地产信贷风险控制问题研究

【摘要】:一直以来,我国政府都把房地产业,尤其是住房产业,作为国民经济新的增长点。房地产金融,特别是商业银行为主体的房地产信贷,已经渗透到房地产行业运作的全过程,为房地产业的发展提供了重要支持和保障,但是受借贷双方信息不对称、借款人道德风险、银行操作行为不规范等诸多因素的影响,目前我国商业银行房地产信贷领域存在着诸多风险隐患。一旦房地产市场发生较大的波动,房地产信贷出现危机便不可避免,这必然会对商业银行,乃至整个社会经济的平稳运行带来巨大的冲击,因此研究如何有效的控制房地产信贷风险具有较强的理论及现实意义。本文从商业银行的视角研究了房地产信贷风险的产生机理、表现形式及其控制体系的构成等内容。本文以A银行南京分行为例,对其房地产信贷的现状、面临的风险、控制措施存在的不足等进行了详细的论述,在此基础上重点构建了商业银行视角的房地产金融风险控制体系。 文章首先通过对南京市房地产市场及房地产信贷市场发展历程及现状的评述,奠定了本文的研究背景和出发点。从房地产信贷风险的内涵与特征、类型与影响、形成与传导机理对房地产信贷风险进行了概述;从房地产信贷风险控制体系的产生与构成两方面对房地产信贷风险控制体系的内涵进行了论述,重点对国内外学者针对房地产信贷风险控制体系的研究进行了回顾与评述。接下来对A银行南京分行房地产信贷发展的现状及信贷风险进行了评价,并分析了A银行南京分行房地产信贷风险控制中存在的问题。进而对A银行南京分行房地产信贷风险控制体系进行了构建,并从信贷流程、操作措施、制度建设、组织结构及人员激励等角度构建了控制体系有效实施的要点和主要措施。丰富了商业银行房地产信贷风险控制体系的研究,为A银行南京市分行相应政策的制定提供相应的理论参考。
[Abstract]:For a long time, our government has taken the real estate industry, especially the housing industry, as a new growth point of the national economy. The real estate finance, especially the real estate credit with commercial banks as the main body, has penetrated into the whole process of the operation of the real estate industry. It provides important support and guarantee for the development of the real estate industry, but it is affected by the information asymmetry between the two lenders, the moral hazard of the borrower, the non-standard operation of the bank, and so on. At present, there are many hidden risks in the field of real estate credit of commercial banks in China. Once the real estate market fluctuates greatly, the crisis of real estate credit will inevitably occur, which will inevitably affect commercial banks. Even the smooth operation of the whole society and economy has brought a tremendous impact. Therefore, it is of great theoretical and practical significance to study how to effectively control the real estate credit risk. This paper studies the mechanism of the real estate credit risk from the perspective of commercial banks. This paper takes the Nanjing Branch of Bank A as an example, discusses in detail the present situation of the real estate credit, the risks faced, the shortcomings of the control measures, and so on. On this basis, the commercial banks focus on the perspective of real estate financial risk control system. Firstly, through the review of the development course and present situation of Nanjing real estate market and real estate credit market, the paper establishes the research background and starting point of this paper, from the connotation and characteristic, type and influence of real estate credit risk. The formation and conduction mechanism of the real estate credit risk is summarized, and the connotation of the real estate credit risk control system is discussed from the aspects of the emergence and composition of the real estate credit risk control system. This paper reviews and comments on the research of real estate credit risk control system by domestic and foreign scholars, and then evaluates the current situation of real estate credit development and credit risk of Bank A Nanjing Branch. The paper also analyzes the problems existing in the real estate credit risk control of Bank A Nanjing Branch, and then constructs the real estate credit risk control system of A Bank Nanjing Branch, and constructs the credit process, operation measures and system construction. The key points and main measures of effective implementation of the control system are constructed from the perspectives of organizational structure and personnel incentive, which enrich the research on the real estate credit risk control system of commercial banks. It provides a theoretical reference for the policy formulation of Bank A Nanjing Branch.
