工业化建筑项目精益建造成本管理问题研究

【摘要】：建筑工业化是解决传统建造模式环境污染大、资源消耗多、劳动生产率低、技术创新率低等诸多问题的新型建造方式。但是建筑工业化在我国的发展水平一直比较低,工业化建筑的推广的市场化程度也不高,其中一直居高不下的建造成本是困扰市场和建设单位的重要原因之一。除了工业化建筑发展的技术水平、市场化规模、劳动力成本等宏观技术经济因素,构件生产和装配施工过程中工人技术水平不高、供应链管理不到位等项目管理问题也是工业化建筑成本增加的主要原因。因此如何从项目管理的角度降低工业化建筑生产和施工阶段的成本,是本文的研究重点。本研究在系统梳理文献信息的基础上,确定了工业化建筑项目构件生产阶段和装配施工阶段中人工、材料和信息的流动特征;通过调研了 3个工业化建筑项目,访谈工程技术和管理人员24名,访谈一线构件生产工人22人,现场装配工人25名,根据建筑工业化生产和施工特征,从精益浪费的五个方面(等待、多余、运输、不适当操作和不合格品)分析影响工业化建筑建造成本的因素、成本浪费产生的原因、频率以及其危害,从而确定构件生产和装配施工阶段成本管理的关键点。并构建基于精益建造的工业化建筑项目成本管理的流程图,分别建立了生产阶段和施工阶段成本降低的子流程图,并通过精益工具实现各阶段的成本控制优化。建立符合工业化建筑生产特征的成本控制标准和流程,为切实降低工业化建筑建造成本,推动建筑工业化发展提供理论基础和实践依据。最后通过实际项目的应用,对建立的流程的实施和效果进行了评价,为其广泛应用提供了参考。
[Abstract]:Construction industrialization is to solve the traditional construction mode of environmental pollution, resource consumption, low labor productivity. Low rate of technological innovation and many other problems of new construction methods, but the construction industrialization in our country has been relatively low level of development, industrialization of the promotion of the degree of marketization is not high. Among them, the high construction cost is one of the most important factors which puzzles the market and the construction unit. Besides the technical level, market scale, labor cost and so on of the industrialization construction development. The technical level of workers is not high in the process of component production and assembly construction. Supply chain management is not in place and other project management problems are also the main reason for the increase of industrial construction costs. Therefore, how to reduce the cost of industrial construction production and construction stage from the perspective of project management. On the basis of systematically combing the literature information, this study determines the flowing characteristics of labor, materials and information in the production stage and assembly construction stage of the components of the industrial construction project. Through the investigation of three industrial construction projects, interview 24 engineering technical and management personnel, interview 22 front-line component workers, on-site assembly workers 25, according to the construction characteristics of industrial production and construction. From the five aspects of lean waste (waiting, surplus, transportation, improper operation and nonconforming products), this paper analyzes the factors that affect the construction cost of industrial buildings, the causes of cost waste, the frequency and its harm. In order to determine the key points of cost management in the stage of component production and assembly construction, and build the flow chart of cost management of industrial construction project based on lean construction. The sub-flow chart of cost reduction in production stage and construction stage is established, and the cost control optimization of each stage is realized by lean tools, and the cost control standard and process that accord with the characteristics of industrial building production are established. In order to effectively reduce the construction costs of industrial buildings and promote the development of building industrialization to provide theoretical and practical basis. Finally, through the application of practical projects, the implementation and effect of the established process are evaluated. It provides a reference for its wide application.
