【摘要】:随着我国房地产业政策的不断调整,国内房地产行业之间的竞争不停加剧,使房地产企业面临着利润空间缩减的巨大挑战,从暴利时代走向平利时代甚至微利时代的房地产市场面临进一步调整。因此,房地产开发企业要实现开发项目的经济效益最大化,实现持续、稳定、健康的发展,就必须加强对开发项目成本的控制,节省房地产开发项目的成本,增加利润的增长空间,以不断增强房地产企业的市场竞争力与市场占有率。房地产开发项目成本控制是一个全过程的控制,以成本控制为中心,在房地产开发项目的决策立项、设计规划、建设施工、竣工结算等各阶段,采用组织保障、技术保障、经济保障、激励保障、道德保障等方面的措施完成各阶段成本控制目标,实现降低成本的目的,进行有效地成本控制,以达成预定的成本目标。本文以某房地产开发项目的成本控制为研究对象,紧紧围绕该项目开发过程中各个关键环节进行成本控制的具体状况进行分析,指出了该项目在各阶段成本控制存在的问题。在理论与案例分析相结合的基础上,提出了针对某房地产开发项目成本控制存在问题的有效改进措施,并构建了全过程、全方位对该房地产开发项目进行成本控制的配套保障措施,揭示了高度重视成本控制对房地产开发企业的重大意义,希望对其他房地产开发项目进行成本控制能具有一定的借鉴作用。
[Abstract]:With the constant adjustment of the real estate policy in our country, the competition between the domestic real estate industry is constantly intensified, which makes the real estate enterprises face the huge challenge of shrinking the profit space. The real estate market is facing further adjustment from the era of profiteering to the era of plain profit or even the era of small profit. Therefore, the real estate development enterprises should realize the maximum economic benefit of the development project, realize the continuity and stability. The healthy development, must strengthen to the development project cost control, saves the real estate development project cost, increases the profit growth space. In order to enhance the market competitiveness and market share of real estate enterprises, the cost control of real estate development project is a whole process control, taking cost control as the center, in the real estate development project decision-making project. Design and planning, construction, completion of settlement and other stages, the use of organizational support, technical support, economic security, incentive protection, moral assurance and other measures to complete the cost control objectives. To achieve the purpose of cost reduction, effective cost control, in order to achieve a predetermined cost target. This paper takes the cost control of a real estate development project as the research object. This paper analyzes the specific situation of cost control in every key link in the development of the project, and points out the problems existing in the cost control of the project in each stage, which is based on the combination of theory and case analysis. This paper puts forward some effective measures to improve the cost control of a real estate development project, and constructs the whole process to guarantee the cost control of the real estate development project in all directions. This paper reveals the great significance of attaching great importance to cost control for real estate development enterprises and hopes that it can be used for reference to other real estate development projects.
