建设银行对A公司房地产项目贷款风险研究

【摘要】:房地产项目贷款作为一种处于发展初期,并且有待完善的融资方式,其风险将是多种多样的。如何加强风险管理的问题,特别是针对我国商业银行如何进行风险管理的问题,至今还没有得到很好的解决。本文以建设银行为例,研究了我国商业银行对房地产项目贷款风险管理的一些具体流程和措施,分析了我国商业银行在房地产项目贷款风险管理中的问题,并提出相应的改进对策。 本文总共分为六个部分: 第1章:引言。明确选题研究的目的及意义,归纳总结国内国外房地产项目贷款的理论文献综述。 第2章:房地产项目贷款风险管理的研究现状。是本论文的理论基础,,阐述了房地产项目贷款的主要风险,介绍了国内商业银行房地产贷款风险管理现状,并从美国房地产贷款风险管理方式中吸取了一些经验教训。 第3章:A公司房地产贷款项目风险识别。介绍了项目背景以及建设银行对该项目的贷款流程,并从贷前及贷后两个方面对该项目的贷款风险进行了分析。 第4章:A公司房地产项目贷款风险评估。从贷前和贷后两个方面,定性、定量的对该项目的贷款风险进行了评估。 第5章:A公司房地产项目贷款风险应对。从项目贷款风险的贷前控制、贷后控制两个方面分析了风险应对的措施。 第6章:研究结论和展望。
[Abstract]:As a kind of financing way that is in the early stage of development , and needs to be perfected , the risk of the real estate project loan is diversified . How to strengthen the risk management , especially the problem of how to carry out the risk management of commercial banks in our country , has not been solved well . In this paper , taking the construction bank as an example , this paper studies the problems of the commercial banks in the loan risk management of real estate projects , and puts forward corresponding improvement measures . This article is divided into six parts : Chapter 1 : Introduction . The purpose and significance of the study of the topic selection are summarized , and the theoretical literature review of the domestic foreign real estate project loan is summarized . Chapter 2 : The current situation of loan risk management in real estate project . It is the theoretical basis of this paper , expounds the main risk of real estate project loan , introduces the present situation of real estate loan risk management in domestic commercial banks , and draws some lessons from the way of risk management of real estate loan . Chapter 3 : A company ' s real estate loan project risk identification . The background of the project and the loan process of the construction bank to the project are introduced , and the loan risk of the project is analyzed both before and after the loan . Chapter 4 : A company real estate project loan risk assessment . The loan risk of the project is evaluated qualitatively and quantitatively from two aspects : pre - loan and post - loan . Chapter 5 : A Company ' s Real Estate Project Loan Risk Management . The measures to deal with the risk should be analyzed in terms of pre - loan control and post - loan control of loan risk of the project . Chapter 6 : Research conclusions and prospects .
