世纪铭城项目融资方案设计

【摘要】：房地产市场和资本市场之间的关系是随着历史的发展和房地产价值的提高而逐渐演变的。我国房地产企业的资金主要来自于商业银行贷款,在融资条件不断变化的今天,贷款方式的优劣、开发风险的大小和开发效益的好坏,直接影响着融资成本的大小。经历多轮宏观政策调控之后,商业贷款越收越紧,商业银行融资门槛越来越高,在新的贷款限制条件下。房地产企业的融资问题已成为影响企业生存和发展的首要问题。 特别是世纪铭城项目所在的湖南吉首地区,在经过了08年融资事件的影响后,银行对房地产开发企业的贷款持收紧状,对于新开项目来说融资困难是一个不得不面对和重视的问题。所以,如何调整房地产融资渠道已成为吉首房地产企业发展的瓶颈。 本文从微观企业角度出发,分析了金融危机下我国房地产企业的融资现状,总结其中的特点,并介绍了金融危机下所采用的主要融资方式。以世纪铭城项目企业为研究对象,从投入产出的效率视角,以融资理论、信息非均衡论等为基础,采用实证分析与规范分析、定性分析与定量分析的方法,从理论和实证两方面研究了目前针对世纪铭城项目融资问题。最终设计出世纪铭城项目融资的三个阶段性可行方案。
[Abstract]:The relationship between real estate market and capital market evolves with the development of history and the improvement of real estate value.The capital of the real estate enterprises in our country mainly comes from the commercial bank loan. With the changing financing conditions, the advantages and disadvantages of the loan mode, the size of the development risk and the development benefit directly affect the size of the financing cost.After many rounds of macro-policy control, the commercial loan is getting tighter and tighter, and the threshold of commercial bank financing is higher and higher, under the condition of new loan restriction.The financing of real estate enterprises has become the most important problem affecting the survival and development of enterprises.In particular, in the Ji-shou area of Hunan Province, where the Shiming City project is located, after the impact of the 2008 financing incident, banks have tightened their loans to real estate development enterprises.For the new project financing difficulty is a problem that has to be faced and paid attention to.Therefore, how to adjust the real estate financing channels has become the bottleneck of the development of Jishou real estate enterprises.This paper analyzes the financing situation of Chinese real estate enterprises under the financial crisis, summarizes the characteristics and introduces the main financing methods used in the financial crisis.From the perspective of input-output efficiency, based on financing theory and information disequilibrium theory, this paper takes the enterprise of Shimingcheng project as the research object, and adopts the methods of empirical analysis and normative analysis, qualitative analysis and quantitative analysis.This paper studies the financing problem of Shiming City project from both theoretical and empirical aspects.Finally designed the century Ming City project financing three stages feasible plan.
