青岛市即墨路小商品市场对周边地段的影响研究

【摘要】:随着市场经济的发展,小商品市场现已成为我国经济活动中的显著现象。小商品市场具有货物往来频繁、从业人员密集、社会构成复杂等特点,是典型的劳动密集型专业市场。城市内的小商品市场通常位于老城区,其自身成长与老城的健康发展有着密切的关联。城市发展的过程中若未能将小商品市场与周边地段作为一个整体进行考虑,周边地段就只能不断消极地满足其发展中产生的多种空间需求,不仅导致周边地段功能混杂、交通混乱、环境恶化、设施超载,也会影响小商品市场的升级转型。而作出整体考虑的前提,就是理清小商品市场对周边地段的影响。目前,规划学界在该领域的研究成果尚不多见。本文以青岛市即墨路小商品市场为研究对象,通过实地调研和访谈调查,从市场从业人员生活需求、市场经营需求两个方面对1997年市场建成以来周边地段空间要素所发生的变化进行对比分析,找出小商品市场对周边地段空间影响的方式,为现有小商品市场的繁荣发展,其周边地段的更新改造,以及新开发小商品市场提供参考。论文共分三个部分,六个章节;论文的第一、二章主要为基础研究,主要对论文的研究背景及意义、论文核心概念的界定、国内外相关研究进展、论文的研究内容与方法进行阐述,以及对即墨路小商品市场的发展过程及发展程度进行分析。论文的第三、四章为研究主体,主要研究即墨路小商品市场对周边地段的整体空间影响,以及居住、商业服务业和物流仓储三种功能空间的影响,对其影响方式进行综合分析。论文的第五章为研究结论与展望,即对即墨路小商品市场周边地段的影响进行总结,归纳研究的创新之处,反思研究的不足之处,为今后的相关研究提供参考。在整体空间影响研究中,主要从土地利用和交通组织两个方面进行分析。土地利用分别从用地结构、用地布局和开发强度三个方面展开。其中,在分析用地结构的变化时,着重分析了商业服务业设施用地的结构变化;在分析用地布局的变化时,着重分析了各类用地自身的布局变化特点。此外,交通组织的影响主要从车行交通、步行交通及停车空间三个角度入手进行研究。在功能空间影响研究中,论文着重研究了即墨路小商品市场对周边地段内的居住、商业服务业及物流仓储三种功能空间的具体影响。其中,对于居住空间的影响分析,主要从居住空间总量变化、住宅价格影响、居住空间置换及居住空间分异四方面展开;对于商业服务业空间的影响分析,主要从总量变化、商业设施空间影响及商务设施空间影响三方面展开;对于物流仓储空间的影响,主要从总量变化、仓储行为及空间影响、物流行为及空间影响三方面展开。
[Abstract]:With the development of market economy, small commodity market has become a remarkable phenomenon in China's economic activities.The small commodity market is a typical labor-intensive specialized market because of its frequent exchange of goods, dense employees and complex social composition.The small commodity market in the city is usually located in the old city, and its growth is closely related to the healthy development of the old city.In the process of urban development, if the small commodity market and the surrounding areas are not considered as a whole, the surrounding areas can only continuously and passively meet the various spatial needs arising from their development, which not only leads to the mixed functions of the surrounding areas.Traffic chaos, environmental degradation and overloading of facilities will also affect the upgrading and transformation of commodity markets.The premise of overall consideration is to clarify the impact of the small commodity market on the surrounding areas.At present, the planning field in this field of research results are still rare.This article takes Jimo Road small commodity market in Qingdao as the research object, through field investigation and interview investigation, from the market practitioners' living needs,The two aspects of market management demand make a comparative analysis of the changes in the spatial elements of the surrounding areas since the completion of the market in 1997, and find out the ways in which the small commodity market affects the space of the surrounding areas, so as to help the prosperity and development of the existing small commodity markets.Its surrounding areas of renewal and transformation, as well as the new development of small commodity markets to provide reference.The thesis is divided into three parts, six chapters. The first and second chapters are the basic research, mainly about the research background and significance, the definition of the core concepts of the paper, and the related research progress at home and abroad.The research contents and methods of this paper are described, and the development process and development degree of Jimo Road small commodity market are analyzed.The third and fourth chapters of the thesis are the main body of the study, mainly study the impact of Jimo Road small commodity market on the overall space of surrounding areas, as well as the residential, commercial services and logistics warehousing three functional space, comprehensive analysis of its impact mode.The fifth chapter is the conclusion and prospect of the research, that is to sum up the influence of the small commodity market surrounding Jimo Road, sum up the innovation of the research, reflect on the shortcomings of the research, and provide a reference for the related research in the future.In the overall spatial impact research, mainly from land use and traffic organization two aspects to carry on the analysis.Land use is carried out from three aspects: land structure, land layout and development intensity.Among them, when analyzing the change of land structure, the paper emphatically analyzes the structural change of commercial service industry facility land, and when analyzing the change of land layout, it emphatically analyzes the characteristics of all kinds of land use layout changes.In addition, the influence of traffic organization is mainly studied from three angles: vehicle traffic, walking traffic and parking space.In the study of the impact of functional space, the paper focuses on the impact of Jimo Road small commodity market on the residential, commercial services and logistics storage in the surrounding areas of the specific impact of three functional spaces.Among them, for the impact of residential space analysis, mainly from the total residential space changes, housing price impact, residential space replacement and residential space differentiation, the impact of commercial service space analysis, mainly from the total changes,Commercial facility spatial impact and commercial facility spatial impact are carried out; for logistics storage space impact, mainly from the total amount of changes, warehousing behavior and spatial impact, logistics behavior and spatial impact of three aspects.
