M公司ZH项目成本控制研究

【摘要】:M公司ZH项目是一个集住宅、办公、商业于一体的大型楼盘,对于施工方来说,项目规模较大,而且在竞争的市场竞争环境下,项目的各项精细化管理要求水平也较高,对项目在基建、机电设备、装修、强弱电、设计等领域都提出了较高的要求,对于项目的管理能力是一个较大的考验。更高的要求对项目的成本也产生了较大的压力,否则项目就可能陷入亏损的境地。如何在保障项目高质量完成的同时,通过科学有效的成本管理手段来降低成本,成为项目管理的一个重点。本文期望通过对M公司ZH项目在成本控制领域存在的问题和不足,提出针对性的建议,以提升项目的运作效益。本文通过对项目成本控制国内外研究现状的分析,对项目成本控制的相关理论,包括项目管理、项目成本和项目成本控制的要关理论进行了归纳、总结和分析。在此基础上,对M公司ZH项目的概况,特点,以及项目成本控制中的困难进行了分析,包括实际成本项目发生变动导致的成本增加,技术难点造成工期调整产生的成本压力,成本控制较为粗放导致浪费较为严重等综合性因素导致的成本控制难题。本文针对M公司ZH项目的成本控制问题提出了相关的解决措施,并完善成本分解、分析、控制和考核环节。包括对项目成本进行分解和细化,利用BIM技术为成本预测与分解提供依据,精细化制定各项成本目标,强化安全与工期管理以控制成本,建立贯穿项目全过程的考核体系等。同时,本文还提出要加强M公司ZH项目成本控制的保障措施,包括制定完善的成本控制制度与流程保障,不断完善创新型施工与管理方式以降低成本,在保障项目质量的前提下,最大限度的节约成本。

This paper expects to put forward targeted suggestions through the M company ZH project in the field of cost control problems and deficiencies. In order to improve the operational efficiency of the project. Through the analysis of the current research situation of project cost control at home and abroad, the related theory of project cost control, including project management. The theory of project cost and project cost control is summarized, summarized and analyzed. On this basis, the general situation, characteristics and difficulties in project cost control of M company ZH project are analyzed. It includes the cost increase caused by the change of the actual cost item, the cost pressure caused by the technical difficulty caused by the time limit adjustment. Cost control is a difficult problem caused by comprehensive factors, such as extensive cost control, serious waste and so on. This paper puts forward some relevant measures to solve the cost control problem of M company ZH project, and consummates cost decomposition. Analysis, control and assessment links. Including the decomposition and refinement of project costs, the use of BIM technology to provide the basis for cost prediction and decomposition, elaborate the formulation of cost objectives. We should strengthen the management of safety and duration to control the cost, and establish the examination system that runs through the whole process of the project. At the same time, this paper also puts forward the guarantee measures to strengthen the cost control of the ZH project in M Company. It includes the establishment of perfect cost control system and process guarantee, the continuous improvement of innovative construction and management to reduce costs, and the maximum cost saving under the premise of ensuring the quality of the project.
