潍坊市圣城花园小区工程项目进度管理研究

【摘要】:在我国当前经济飞速发展的大背景下,房地产业迅速扩张,已逐渐成为国民经济的重要增长点;再加上我国自2001年加入世界贸易组织,国际化的房地产企业集团进入我国,与国内房地产企业一争天下。但是在激烈的市场竞争中,国内大多房地产企业并不占据优势,无法适应全球经济一体化发展趋势,面临被淘汰的威胁。纵观我国当前房地产企业的实际情况,普遍存在规模小、管理混乱、缺乏风险意识、竞争力匮乏等问题。针对这一实情,我国房地产企业想获得持续性发展,提升综合竞争力,必须加强对管理工作的重视,坚持理论与实践相结合原则,做到具体问题具体分析,客观认识以往管理模式中存在的不足和缺陷,学习国际先进的房建项目管理经验,引进高水平、高学历的项目管理人才,系统性地应用先进管理方法,以此带动发展速度的增长。综上,客观分析我国房地产项目管理的实际情况,强化房地产管理的方法与手段,具有重要意义。房地产项目管理可划分为若干个方面,而进度管理则是其中较为重要的组成部分,将对工程项目的成本、质量等产生直接影响。因此,房地产企业应从长远发展角度出发,强化对进度管理工作的重视,尝试运用国际化的项目管理机制与运作方法,及时发现我国房地产项目管理中存在的问题以及施工企业的职能欠缺,有针对性地构建全新项目管理体制,提升房地产企业的国际竞争力。本文首先分析相关理论综述;其次,对圣城花园小区工程项目基本情况进行分析,分别从项目概况及特点,优劣势分析两个方面来说明;再次,结合圣城花园小区工程项目的进度规划,从资料收集、项目分解、确定工作关系、制定进度计划、优化进度计划等多个方面进行分析与阐述:其四,有关圣城花园小区的项目进度控制工作,必须结合工程项目的实际情况,分析控制项目进度的实施方法、进度控制的情况以及如何在项目运行过程中采取动态监控措施等;其五,对圣城花园小区工程项目的进度实施要采取一定的保障策略,其中包括项目组织的保障、项目授权的保障以及项目资金的保障三大方面;最后,综合以上内容,得出本文的研究结论。
[Abstract]:In the background of the rapid development of China's current economy, the real estate industry is rapidly expanding, has gradually become an important growth point of national economy; plus since 2001 China's accession to the world trade organization, the internationalization of the real estate enterprises to enter China, and a world of domestic real estate enterprises. But in the fierce market competition in most of the domestic real estate enterprises do not take advantage, can not adapt to the development trend of global economic integration, facing the threat of being eliminated. The actual situation in China's current real estate enterprises, generally small scale, management confusion, lack of risk awareness, lack of competitiveness and other problems. In view of this situation, China's real estate enterprises want to to obtain sustainable development, enhance the comprehensive competitiveness, we must strengthen the management work of attention, on the combination of theory and practice principle, specific problem analysis, objective understanding of the tube The existing mode of the deficiencies and defects, learning international advanced building project management experience, the introduction of high level, high degree of project management talents, systematic application of advanced management methods, in order to promote the development of the speed of growth. Therefore, an objective analysis of the actual situation of China's real estate project management, strengthening methods and means of real estate management, which is of great significance. The real estate project management can be divided into several aspects, and schedule management is one of the more important part of the cost of the project, will have a direct impact on the quality, and so on. Because of this, real estate enterprises from the long-term development perspective, to strengthen the management of the progress of attention. Try to use the international project management system and operation method, discover the existence of China's real estate project management problems and deficiency of the functions of construction enterprises, to build a new Project management system, enhance the international competitiveness of real estate enterprises. This paper summarizes the theories of analysis firstly; secondly, the basic situation of the city garden project were analyzed separately from the general situation and characteristics of the project, analysis of the advantages and disadvantages of two aspects to explain; again, with the Holy City Garden project schedule planning, from data collection sure, project decomposition, working relationship, schedule, schedule and other aspects of optimization and analysis in this paper: Fourth, the holy city garden project progress control work, the actual situation should be combined with engineering project, analysis method of implementing project progress control, schedule control and how the project operation process take dynamic monitoring measures; fifth, the implementation should take some protection strategies on the Holy City Garden District project schedule, including the project team Three aspects of the security of the fabric, the guarantee of the project authorization and the guarantee of the fund of the project. Finally, the conclusion of this paper is obtained by combining the above contents.
