【摘要】:建筑业已经成为我国名副其实的支柱产业。预计到2050年,中国城市化率将提高到76%以上,城市对整个国民经济的贡献率将达到95%以上。都市圈、城市群、城市带和中心城市的发展预示了中国城市化进程的高速发展,也预示着建筑业有更广阔的市场空间。“十二五”规划中建筑业仍占据重要地位,同时建筑市场的竞争将日趋激烈。自从90年代以来我国建筑市场的激烈竞争,业主单位处于主导地位,对施工企业的要求也越来越高,利润率呈下降趋势,特别是对施工进度和质量的要求达到了近乎苛刻的程度,一旦施工单位中标签订了施工合同,业主单位就对工程项目的进度要求十分紧迫。根据项目管理专家的统计,由于工程项目的工期超出合同工期而造成项目经济效益失败的占80%以上。我国自80年代在建筑行业引入了项目管理方法,经过了多年的实践和发展,已经取得了巨大的经济效益和社会效益,但是我国大多数施工企业还相当缺乏高层次、复合型的项目管理人才,在管理过程中凭经验管理较多,还停留在粗放式的经营管理模式上,,仍然存在一些薄弱环节,未广泛应用项目管理的理论和方法进行全面的管理和控制。而一个好的项目进度的管理,必须建立科学的项目进度计划,有效的动态进度管理与协调,以及合理的控制影响项目进度的其他因素,才能使项目得以顺利进行,达到预期工期目标。 随着我国建设项目的数量和规模不断增长,要求施工工期越来越短,建设工程的进度控制工作作为工程管理工作中的重要环节,将直接决定工程自身能否顺利竣工,关系到施工单位的声誉与利益。工程进度的有效控制是提高工程项目管理水平和节省工程投资成本、缩短建设周期的重要保证。工程进度的水平直接关系到施工单位的效益及成本的控制水平,要达到进度控制目标需要项目建立有效的控制体系做以保障,采取可靠的措施,培育符合项目实际的项目文化,以提高管理人员的执行力。因此,对建设项目的进度管理,是施工管理中不可或缺的重要一环,有着特殊的重要地位与作用,本文的研究可为类似项目的进度管理提供借鉴意义。同时,对建设工程的施工进度控制的探索和研究,无论对建设单位还是对施工单位而言,都具有十分重要的意义。 本文结合长春国际广场工程项目,主要解决工程项目进度编制以及工程项目进度控制,同时制定出进度方案的保证措施。通过在项目进程中的进度控制,提高项目管理的效率。
[Abstract]:The construction industry has become a pillar industry worthy of the name of our country. By 2050, China's urbanization rate will increase to more than 76 percent, and the urban contribution to the national economy will reach more than 95 percent. The development of metropolitan areas, urban agglomerations, urban belts and central cities indicates the rapid development of China's urbanization process, and also indicates that the construction industry has a broader market space. The construction industry still occupies an important position in the twelfth five-year plan, and the competition in the construction market will become increasingly fierce. Since the fierce competition in the construction market in our country since the 1990s, the owners and units are in the leading position, the requirements for the construction enterprises are also becoming higher and higher, and the profit margin is declining. Especially, the requirements of construction schedule and quality have reached a nearly harsh level. Once the construction unit has won the bid and signed the construction contract, the owner's unit has a very urgent request for the progress of the project. According to the statistics of project management experts, more than 80% of the project economic benefits fail due to the project duration exceeding the contract period. The project management method has been introduced in the construction industry in our country since 1980s. After many years of practice and development, it has achieved enormous economic and social benefits, but most of the construction enterprises in our country are still lack of high level. There are still some weak links in the complex project management talents, which are managed by experience and stay in the extensive management mode. The theory and method of project management are not widely used for comprehensive management and control. A good project schedule management, must establish scientific project schedule plan, effective dynamic schedule management and coordination, as well as reasonable control of other factors affecting the progress of the project, in order to enable the project to proceed smoothly. Achieve the target of the expected time limit. With the increasing number and scale of the construction projects in our country, the construction time limit is getting shorter and shorter. As an important part of the project management, the progress control work of the construction project will directly determine whether the project itself can be completed smoothly. Related to the reputation and interests of the construction unit. The effective control of project schedule is an important guarantee to improve the level of project management, save the cost of engineering investment and shorten the construction cycle. The level of the project schedule is directly related to the control level of the benefit and cost of the construction unit. In order to achieve the progress control goal, it is necessary for the project to establish an effective control system to ensure that the project should take reliable measures to foster a project culture that conforms to the project reality. To improve the executive power of the management. Therefore, the progress management of construction projects is an indispensable part of construction management, has a special important position and role, the study of this paper can provide a reference for the progress management of similar projects. At the same time, it is of great significance to explore and study the construction schedule control of the construction project, whether for the construction unit or the construction unit. Based on the Changchun International Plaza Project, this paper mainly solves the problem of project schedule preparation and project schedule control, and formulates the guarantee measures of the schedule scheme. Improve the efficiency of project management by controlling the progress of the project.
