宜景湾住宅项目流水施工进度控制研究

【摘要】:建筑项目管理是一项复杂的工程,其中施工进度是其重要的内容,科学有效的施工进度管理不但能够保证项目在既定时间完成建设,同时对于节约资源、降低工程建设成本等都有非常大的帮助。项目施工的实质就是一次紧紧围绕合同工期而开展各种项目建设资源的优化配置活动。流水施工管理技术是一种广泛应用于工程管理的管理技术,大量的应用实践表明,流水施工管理技术在工程项目进度管理中具有良好的效果。流水施工管理技术是运用统筹学对工程进行组织优化,使得工程施工能够持续地进行,最后达到缩短工期的目的。流水施工管理技术在进度管理中还涉及成本管理,因此在运用流水施工技术进行工程进度管理时对于工程项目的成本管理也有很大的帮助。本文以宜景湾住宅项目为实例,在梳理相关理论和技术的基础上结合工程实例对工程项目进度计划编制、进度进化优化、进度控制方法等进行了阐述。首先,笔者通过图书馆、网络等渠道收集很多工程项目施工进度管理及流水施工进度管理的相关资料,并对这些资料及相关理论进行梳理,收集资料以及理论分析为本研究奠定了理论基础,同时也明确了本文的研究方向;其次以宜景湾住宅项目为例,对宜景湾项目的进度管理现状进行了分析,并根据宜景湾工程项目的实际情况进行了进度计划的编制,构建与宜景湾住宅建筑施工进度计划相符的进度计划体系模型,并在此基础上提出了宜景湾项目进度计划的优化方案;为了保证宜景湾项目进度计划优化方案能够顺利实施,笔者还对进度优化方案实施的难点进行了分析并提出相应的对策。工程项目施工是一项复杂的工程,所面临的环境也是复杂多变的,不管是内部环境的变化还是外部环境的变化都会对工程项目进度管理造成影响,因此对工程项目进行进度管理也应采取动态的管理方式,根据工程的变化及时作出相应的调整和优化,确保顺利达成进度管理目标。本研究对于提升建筑企业管理水平、增加项目经济效益等都有重要的帮助,同时本研究对于其他相似项目的进度管理也有一定的借鉴意义。
[Abstract]:Construction project management is a complex project, in which construction schedule is an important content. Scientific and effective construction schedule management can not only ensure that the project is completed in a given time, but also save resources. Reducing the cost of engineering construction is of great help. The essence of project construction is to carry out the optimal allocation of various project construction resources closely around the contract period. The flow water construction management technology is a kind of management technology which is widely used in the project management. A large number of application practices show that the flowing water construction management technology has a good effect in the project schedule management. The technology of water flow construction management is to optimize the organization of the project by using the theory of overall planning, so that the construction can be carried on continuously, and finally the purpose of shortening the duration of the project is achieved. The technology of running water construction also involves cost management in schedule management, so it is helpful to the cost management of engineering project when using the flow construction technology to manage the project schedule. Taking Yijingwan residential project as an example, based on combing relevant theory and technology, this paper expounds the project schedule planning, schedule evolution optimization, schedule control method and so on. First of all, through the library, network and other channels to collect a lot of project construction progress management and water construction progress management information, and these materials and related theories are combed. The collection of data and theoretical analysis laid a theoretical foundation for this study, but also clear the research direction of this paper. Secondly, taking the Yijing Bay residential project as an example, the paper analyzes the current situation of the progress management of the Yijing Bay project. According to the actual situation of Yijing Bay project, the progress plan is worked out, and the model of schedule planning system is constructed, which is consistent with the construction schedule of Yijing Bay residential building. On the basis of this, the author puts forward the optimization scheme of the project schedule in Yijing Bay, and in order to ensure the smooth implementation of the plan, the author also analyzes the difficulties in the implementation of the schedule optimization scheme and puts forward the corresponding countermeasures. The construction of engineering project is a complex project, and the environment it faces is complex and changeable. Whether the change of the internal environment or the change of the external environment will have an impact on the project schedule management, Therefore, the project schedule management should also adopt the dynamic management mode, timely adjust and optimize according to the project changes, to ensure the smooth achievement of progress management goals. This study is of great help to improve the management level of construction enterprises and increase the economic benefits of projects. At the same time, this study has some reference significance for other similar projects progress management.
