BIM在商业地产项目设计管理中的价值

【摘要】:随着我国的经济发展,城市化水平的提高,商业地产进入了快速发展时期。商业地产较其他建筑更为复杂,而目前市场上的商业地产项目日趋饱和,其风险性也在逐步增加。如何使商业地产的风险减小,更具有可控性,成为商业地产一项重要任务。现代管理学认为产品质量的提高是计划出的,设计管理作为商业地产的先行条件,可以说是对商业建筑的计划。对之后的招标、施工、运营,起着重要的作用,是商业地产开发成功的先决条件。传统的设计软件多为二维设计软件或者三维不带有信息的软件,而设计成果多为二维软件生成。设计管理工作也是基于这些软件生成的成果进行判断。所以出现了很多不可控问题。BIM技术随着计算机硬件的提升、软件的日益完善、政府部门的大力推广,以及开发商的认可,得到了越来越多的肯定及应用。而BIM技术所具有的“模拟”、“参数化设计”“数据可视”、“自动统计”、“协同工作”等特性。这些特性是设计管理所需要的,可以为设计管理工作提供有效的管理依据,为其他部门提供更准确可视的设计成果。并且为随之的招商、成本、招标、工程、运营等部门提供可以继续利用的信息化模型。本文拟通过对商业地产中设计管理工作的内容,计算机辅助设计的发展过程、BIM在商业地产设计管理的应用,以及某商业综合体的实例分析,来研究BIM技术在商业地产设计管理中的应用及价值。提高设计管理工作效率,提升产品质量,为成本计算、招标、施工、运营提供优质有效的依据,及最准确可利用的模型。增加商业地产计划的准确性及可实施性。提高商业地产成功的机率。
[Abstract]:With the development of economy and the improvement of urbanization, commercial real estate has entered a period of rapid development. Commercial real estate is more complex than other buildings, and commercial real estate projects are becoming more saturated and riskier. How to reduce the risk of commercial real estate, more controllable, become an important task of commercial real estate. Modern management believes that the improvement of product quality is planned. Design management, as a prerequisite for commercial real estate, can be said to be a plan for commercial buildings. After bidding, construction, operation, plays an important role, commercial real estate development is a prerequisite for success. The traditional design software is mostly two-dimensional design software or three-dimensional software without information, and the design results are mostly generated by two-dimensional software. Design management is also based on the results of these software generation to judge. Therefore, with the improvement of computer hardware, the improvement of software, the promotion of government departments and the recognition of developers, BIM technology has been more and more affirmed and applied. BIM technology has the characteristics of "simulation", "parameterized design", "data visualization", "automatic statistics", "cooperative work" and so on. These features are needed for design management, which can provide effective management basis for design management, and provide more accurate and visual design results for other departments. And provide the information model that can continue to be used for the following departments, such as investment, cost, bidding, engineering, operation and so on. In this paper, the contents of design management in commercial real estate, the development process of computer aided design and the application of BIM in commercial real estate design management, as well as the analysis of an example of a commercial complex, are discussed in this paper. To study the application and value of BIM technology in commercial real estate design management. Improve the efficiency of design management, improve the quality of products, for cost calculation, bidding, construction, operation to provide quality and effective basis, and the most accurate available model. Increase the accuracy and practicability of commercial real estate projects. Increase the chances of commercial real estate success.
