关于稳定房价、实现供需均衡的微观经济学分析

【摘要】：我国房地产行业起步较晚,但随着城市化进程的加快以及民众对城市房产的需求的激增,加之我国金融体系不够完善,造就了大量的房地产投机者,政府虽然屡屡打压房价却收效甚低,那么究竟房产价格居高不下的根源在哪里?本文从供需曲线的角度来分析我国房地产价格过高的根源所在,并在此基础上构建了动态的蛛网模型。
[Abstract]:China's real estate industry started late, but with the acceleration of the urbanization process and the rapid increase of people's demand for urban real estate, coupled with the imperfect financial system, a large number of real estate speculators have been created. Although the government has repeatedly depressed house prices, but the results are very low, so what is the root cause of high property prices? From the point of view of supply and demand curve, this paper analyzes the root cause of excessive real estate price in China, and builds a dynamic cobweb model on this basis.
