重庆轨道交通商业空间使用满意度研究

【摘要】:随着我国城镇化的发展,高密度开发不断加剧,各大城市相继建设轨道交通网络。截止2013年底,重庆轨道交通运营线路长度达196.6公里,总站点数133个。相关规划显示,到2020年,重庆主城区运营里程将达513公里;至2050年,总里程将达820公里。毫无疑问,重庆已进入大规模的轨道交通建设时期。 轨道交通不仅改变了人们的出行方式,,同时也改变了城市的商业布局。依托轨道交通站点进行商业的综合开发,成为时下商业开发的新热点。然而,现实中却出现了“地铁客如潮商铺难沾光”的尴尬局面,轨道交通的人流优势并未得到很好利用。 本文立足于重庆轨道交通商业开发现状,以使用后评价理论为基础,构建轨道交通商业空间使用满意度模型并进行评价,其目的在于探究轨道交通商业空间的使用满意度,找到其中存在的不足之处,并提出优化建议,为这一新型商业空间开发提供一些思路。 本文主要工作总结如下: ①通过查阅文献和实地调研,对轨道交通商业的内涵、空间功能、空间特征和重庆市商业空间发展现状进行归纳、总结,进而指出轨道交通商业空间可能存在的问题。 ②借鉴商业空间和铁路客站使用后评价研究,结合轨道交通商业空间的特点,本文从视觉形象、支持使用活动和运行保障三个方面构建重庆轨道交通商业空间满意度评价指标体系,并运用灰色评价理论进行数据的处理、分析。 ③运用建立的轨道交通商业空间使用满意度模型进行案例研究。对重庆轨道交通商业空间有代表性的项目——轻轨名店城进行满意度评估,结果表明:该商业空间的整体满意度水平较低,主要问题在于视觉形象和商业定位方面。针对问题提出了改善的方向和建议。
[Abstract]:With the development of urbanization in China, the development of high density has been intensified, and the rail transit network has been built in various cities. As of end of 2013, the length of rail transit lines in Chongqing has reached 196.6 kilometers and the total number of stations has been 133. The related plans show that by 2020, The operating mileage of Chongqing's main urban area will reach 513km; by 2050, the total mileage will reach 820km. There is no doubt that Chongqing has entered a period of large-scale rail transit construction. Rail transit has not only changed the way people travel, but also changed the commercial layout of the city. Relying on rail transit stations for comprehensive commercial development has become a new hot spot of commercial development. In reality, however, there is an awkward situation of "the subway passenger is difficult to dip into the light", and the advantages of the rail transit passenger flow are not well utilized. Based on the current situation of the commercial development of Chongqing rail transit, based on the theory of post-use evaluation, this paper constructs and evaluates the satisfaction degree model of the commercial space use of rail transit, the purpose of which is to explore the satisfaction degree of the use of the commercial space of rail transit. Find out the shortcomings and put forward some optimization suggestions to provide some ideas for the development of this new commercial space. The main work of this paper is summarized as follows:. 1 through consulting literature and field investigation, this paper sums up and summarizes the connotation, spatial function, spatial characteristics and the development of commercial space of Chongqing, and then points out the possible problems existing in the commercial space of rail transit. 2draw lessons from the study of commercial space and post-use evaluation of railway passenger station, combined with the characteristics of commercial space of rail transit, this article from the visual image, Support the use of activities and operational support to build Chongqing rail transit commercial space satisfaction evaluation index system, and use the grey evaluation theory to process and analyze the data. 3Using the established satisfaction degree model of the commercial space of the rail transit to carry on the case study. The satisfaction evaluation of the representative project of the commercial space of Chongqing rail transit-light rail store city, is carried out. The results show that the overall satisfaction level of the commercial space is low, the main problem lies in the visual image and business positioning.
