伟星房产“青山湖畔”项目成本管理的研究

【摘要】:成本管理课题的研究一直以来备受关注,尤其对于房地产开发项目更是至关重要。随着我国社会和经济的快速发展,国家对于房地产成本调控与管理等一系列问题把关更为严格,管理房地产开发成本和做好过程控制成为目前众多房地产企业特别是大型国有企业亟需解决的问题。在房地产行业市场竞争愈发激烈的情况下,如何促使房地产开发企业的利润和效益能在当前的大环境下也能实现稳步增长,就必须严格做好房地产行业的成本管理和控制,促使房地产朝着更加健康的方向发展。 本文是以伟星房地产的投资项目“青山湖畔”为研究案例,首先阐述了房地产开发项目成本管理研究的选题背景和意义,并对国内外的学者专家的研究进行了分析和总结,提出了研究的思路、方式和内容。其次,介绍了伟星房地产公司的简介以及投资项目概况。再次,针对“青山湖畔”项目在实施过程中成本管理方面存在的问题,研究了房地产项目全过程应进行的科学的管理手段。结合该公司开发项目的整个工作流程,运用科学的手段,不仅落实项目决策、设计、招投标的科学方法,同时,对施工和营销的环节也进行了研究,提出了控制房地产开发项目的有效措施和方法。最后,提出了如何加强和完善伟星房地产投资项目的成本管理的几点建议:加强管理人员成本控制意识;加大项目成本管理工作监控力度;采取适当有效的奖惩措施;对技术和材料进行严格选择和控制;建立标准化,信息化的项目成本控制系统。 希望通过本文对房地产开发过程中成本方面的分析研究,总结出一些有效决策与方法来应对当前我国房地产行业开发大环境中普遍存在的成本管理与控制存在的问题。
[Abstract]:The research of cost management has been paid close attention to, especially to the real estate development project. With the rapid development of our country's society and economy, the state is more strict on a series of issues, such as real estate cost control and management. Management of real estate development cost and process control have become the problems that many real estate enterprises, especially large state-owned enterprises, need to solve. Under the increasingly fierce market competition in the real estate industry, how to promote the profits and benefits of the real estate development enterprises can also achieve steady growth in the current environment, we must strictly do the real estate industry cost management and control. Promote the development of real estate towards a more healthy direction. This paper takes the investment project "Castle Peak Lake" of Weixing Real Estate as a case study, firstly expounds the background and significance of the research on cost management of real estate development project, and analyzes and summarizes the research of scholars and experts at home and abroad. The ideas, methods and contents of the research are put forward. Secondly, the introduction of Wei Xing real estate company and investment project overview. Thirdly, in view of the problems of cost management in the implementation of "Qingshan Lake" project, this paper studies the scientific management means of the whole process of the real estate project. Combined with the whole work flow of the company's development project, not only the scientific methods of project decision, design and bidding are carried out by scientific means, but also the construction and marketing links are studied. The effective measures and methods of controlling the real estate development project are put forward. Finally, some suggestions on how to strengthen and perfect the cost management of Weixing Real Estate Investment Project are put forward: strengthening the cost control consciousness of managers, strengthening the monitoring of project cost management, taking appropriate and effective measures of reward and punishment; Strict selection and control of technology and materials, establishment of standardized, information-based project cost control system. It is hoped that through the analysis and study of the cost in the process of real estate development, some effective decisions and methods can be concluded to deal with the existing problems of cost management and control in the general environment of real estate development in our country.
