康寿之家老年公寓项目财务评价

【摘要】:目前我国老龄化已经达到一定程度,预计在未来的10-15年老龄人口占国民总人口比例将更大。而老年人与子女在生活习惯上的差异,促使越来越多的老年人在能够自理生活的情况下,选择不与子女居住在一起。上述两方面原因,造就了老年消费市场中养老机构产业,“银发经济”在高速发展的中国经济舞台上,具有极大的潜力。康寿之家老年公寓项目就是看准了民营中高端老年公寓的市场空白应运而生的。项目希望通过租用公寓楼体,进行改造与室内装修,建设成为一处向年龄在60-70岁左右老年消费者提供日常生活服务的中高端老年公寓。对于项目投资而言,做出是否启动项目的决策之前,对项目进行科学准确的可行性研究是十分必要的。项目财务评价作为可行性研究的重要组成部分,从项目的投资估算和经济效益分析等方面,对投资项目进行财务角度的分析。本文是对康寿之家老年公寓项目进行的项目财务分析。论文对公寓项目进行了简要介绍,从分析项目的投资构成出发,对包括建设投资、流动资金投资等投资内容进行了估算;在此基础上,对公寓项目进行了财务评价,依据对项目运营后各项营业指标的估算,建立财务评价指标体系,分析评价了公寓项目在一定假设条件的盈利能力、偿债能力;通过对公寓项目进行不确定性分析,测算在假设条件下,项目的盈亏平衡状况以及项目可能存在敏感性因素。通过科学、系统的分析,康寿之家老年公寓项目从财务角度评价的结果显示,项目是可行的,能够为投资人带来经济回报。
[Abstract]:At present, the aging of our country has reached a certain degree, and it is expected that the proportion of the aged population to the total national population will be even larger in the next 10-15 years. However, the difference between the old and their children in their living habits has prompted more and more elderly people to choose not to live with their children under the condition that they can take care of themselves. The above two reasons have brought up the old-age institution industry in the elderly consumption market, and the "silver hair economy" has great potential in the high speed development of China's economic stage. Kang Shou House elderly apartment project is the private-run high-end apartment market for the elderly came into being at the historic moment. The project hopes that by renting the apartment building and renovating and decorating the building, it will become a high-end apartment for providing daily life services to the aged consumers aged 60-70. For project investment, it is necessary to make scientific and accurate feasibility study before making the decision whether to start the project. As an important part of the feasibility study, the financial evaluation of the project is analyzed from the aspects of investment estimation and economic benefit analysis. This article is the project financial analysis of the elderly apartment project of Kangshou House. This paper briefly introduces the apartment project, analyzes the investment composition of the project, estimates the investment contents, such as construction investment, liquid capital investment, etc. On this basis, carries on the financial evaluation to the apartment project. Based on the estimation of various business indexes after the operation of the project, the financial evaluation index system is established to analyze and evaluate the profitability and solvency of the apartment project under certain hypothetical conditions, and to analyze the uncertainty of the apartment project through the analysis of the uncertainty of the project. Under the assumption condition, the balance of profit and loss of the project and the sensitivity of the project may exist. Through scientific and systematic analysis, the results of financial evaluation of the apartment project of Kangshou House show that the project is feasible and can bring economic returns to investors.
