【摘要】:中源集团全称是海南农垦中源集团有限公司,成立于2011年1月,是隶属海南省农垦集团有限公司的一家国有控股综合型企业,主要经营旅游地产开发、现代农业种植开发等。2009年12月《国务院关于推进海南国际旅游岛建设发展的若干意见》(以下简称《意见》)正式印发,标志着海南国际旅游岛建设上升为国家战略。2010年6月8日,国家发展改革委正式批复《海南国际旅游岛建设发展规划纲要》,海南国际旅游岛建设进入战略性实施阶段。当前,海南经济社会发展进入新阶段,旅游、房地产及其他服务业正在得到迅速发展。在国际旅游岛建设背景下,多元化的旅游度假需求将推动海南旅游业,特别是旅游地产业的快速发展,从而为中源集团旅游地产业发展带来空前的机遇。 藉此,本文以中源集团旅游地产的发展为研究对象,第一章对研究的背景、目的、意义、思路和研究方法进行论述;第二章阐述旅游地产、战略管理、SWOT理论、波特五力模型以及营销战略等相关概念、理论,为下文分析奠定理论依据和基础;第三章重点剖析了中源集团当前所面临的战略环境;第四章提出中源集团旅游地产的发展战略制定;第五章全面深入阐述中源集团旅游地产的战略实施举措,希望能更好实现中源集团旅游地产业的健康、可持续发展。 经研究本文认为:1、在海南建设国际旅游岛的大背景下,同时海南农垦改制后的中源集团面临的外部战略环境和内部战略环境的变化,中源集团运用SWOT理论、波特五力模型以及营销战略等相关理论,制定出适合集团发展的旅游地产发展战略。2、根据中源集团旅游地产发展战略,加快推进战略的实施,可以使中源集团可持续、健康发展。3、通过中源集团旅游地产发展战略的成功经验,可以推介于海南农垦改制后的海南农垦的其他企业。
[Abstract]:The full name of Zhongyuan Group is Hainan Agriculture Reclamation Zhongyuan Group Co., Ltd., founded in January 2011, is a state-owned comprehensive enterprise under Hainan Agricultural Reclamation Group Co., Ltd., mainly engaged in tourism real estate development. In December 2009, the State Council's opinions on promoting the construction and development of Hainan International Tourism Island (hereinafter referred to as "opinions") were officially issued. In June 8th 2010, the National Development and Reform Commission formally approved the outline of Hainan International Tourism Island Construction and Development Planning. Hainan's international tourism island construction has entered a strategic implementation stage. At present, Hainan's economic and social development is entering a new stage, tourism, real estate and other services are developing rapidly. The diversified demand for tourism vacation will promote the rapid development of Hainan tourism, especially the tourism real estate industry, thus bringing unprecedented opportunities for the development of tourism real estate industry of Zhongyuan Group. Therefore, this paper takes the development of tourism real estate of Zhongyuan Group as the research object. The first chapter discusses the background, purpose, significance, train of thought and research method of the research; The second chapter describes the tourism real estate, strategic management SWOT theory, Porter five forces model and marketing strategy and other related concepts, theory, for the following analysis to lay a theoretical basis and foundation; The third chapter focuses on the strategic environment that Zhongyuan Group is facing; Chapter 4th puts forward the development strategy of tourism real estate of Zhongyuan Group; Chapter 5th comprehensively and deeply expounds the strategic implementation measures of the tourism real estate of Zhongyuan Group, hoping to better realize the healthy and sustainable development of the tourism real estate industry of Zhongyuan Group. This paper thinks that under the background of Hainan's construction of international tourism island, at the same time, the change of external strategic environment and internal strategic environment of Zhongyuan Group after the reform of Hainan farming reclamation system. Zhongyuan Group uses SWOT theory, Porter five Force model and marketing strategy to formulate tourism real estate development strategy. 2, according to Zhongyuan Group tourism real estate development strategy. Speeding up the implementation of the strategy can make Zhongyuan Group sustainable, healthy development. 3, through the successful experience of Zhongyuan Group tourism real estate development strategy. We can recommend other enterprises in Hainan after the reform of the farming reclamation system.
