【摘要】：随着当今社会经济的飞跃发展，人们的物质生活变得越来越丰富，同时，工作和学习压力也在不断加大，业余生活越来越少，人们逐渐开始向往回归自然生活，尤其对于那些长期生活在城市的人们。在离城市的不远处，开发农业旅游园区，既可以方便出行，让人们利用周末轻松度假，享受大自然的恬静，陶冶心操，缓解精神压力，又可以开发一方资源，富裕当地农民，，增加财政收入，同时，全面提升了人们的精神生活，进而提高人们工作热情和生活幸福感。LD公司农业旅游园项目地处城市郊区，具有得天独厚的自然环境条件，有地方政府支持的财政补贴，响应十七大会议精神，改善民生。本文运用项目可行性研究基本理论，借鉴其它投资项目的经验，结合实际，用财务分析的方法研究了LD公司农业旅游园项目投资的可行性。全文共分五个部分：第一部分为绪论，对可行性研究的理论发展进行了简单阐述，提出了LD公司农业旅游园项目可行性研究的主要内容与分析方法；第二部分介绍了农业旅游园区项目可行性研究内容与普遍采用的方法；第三部分介绍了LD公司农业旅游园项目概况与相关方案设计；第四部分对本投资项目进行了详细的财务评价及风险分析；第五部分为研究形成的结论及建议。
[Abstract]:With the rapid development of society and economy, people's material life is becoming more and more abundant. At the same time, the pressure of work and study is increasing, the amateur life is becoming less and less, and people are beginning to yearn for returning to natural life. Especially for those people who have been living in cities for a long time. Not far from the city, the development of an agricultural tourism park can not only facilitate travel, but also allow people to make use of their weekends to relax their vacations, enjoy the tranquillity of nature, cultivate their minds, and ease their mental pressure. It can also develop one side of resources, enrich local farmers, increase financial income, at the same time, comprehensively improve people's spiritual life, and then improve people's enthusiasm for work and well-being of life. LD company's agricultural tourism park project is located in the suburbs of the city. It has the unique natural environment condition, the local government supports the financial subsidy, responds to the 17th Congress spirit, improves the people's livelihood. In this paper, the basic theory of project feasibility study is used to learn from the experience of other investment projects, combined with the actual. This paper studies the feasibility of investment in agricultural tourism park project of LD Company with the method of financial analysis. The paper is divided into five parts: the first part is the introduction, and the theoretical development of the feasibility study is briefly described. The main contents and analysis methods of the feasibility study of the agricultural tourism park project of LD Company are put forward, the second part introduces the content of the project feasibility study and the methods widely used in the agricultural tourism park project. The third part introduces LD company agricultural tourism park project general situation and the related scheme design; the fourth part carries on the detailed financial evaluation and the risk analysis to this investment project; the fifth part is the conclusion and the suggestion which the research forms.
