云南旅游房地产开发模式研究

【摘要】：随着社会经济的持续发展和人民生活水平的提高,人们旅游休闲观念的改变以及国家各项休假制度的出台和完善,极大的刺激了旅游经济的发展,旅游休闲已经逐渐成为一种大众化的生活方式。旅游房地产是国民经济发展到一定阶段的产物,作为旅游业和房地产业高度结合发展的交叉产业,未来二十年必将有巨大的发展前景。然而目前旅游房地产开发理论研究十分薄弱,云南在旅游房地产实践上刚刚起步,深入研究云南旅游地产开发模式具有重要的理论和现实意义。本论文在借鉴国内外旅游房地产研究成果的基础之上,首先提出旅游房地产的定义以及当前旅游房地产的主要形式和特征,再对旅游房地产理论进行分析,即项目策划理论、项目定位理论、居住郊区化理论。再对云南旅游房地产发展条件和现状进行分析时,阐明了云南旅游房地产主要的资源优势、市场需求情况、发展现状、以及目前存在的问题。接下来,对云南旅游房地产主要开发类型以及开发模式进行分析,归纳总结了云南旅游房地产发展的六种典型开发模式,即依托旅游资源的景区住宅地产开发模式、基于特色文化云南旅游小镇开发模式、富有民族风情的休闲旅游街区开发模式、构筑高端物业的高尔夫旅游地产开发模式、营造休闲养生社区的旅游度假地产开发模式、以大盘形式出现的旅游综合体开发模式。最后,本论文针对文中提出的六种云南旅游地产典型开发模式,精心选取了每种典型开发模式的成功开发案例,并对案例进行了详细地介绍和系统地分析。理论研究的终极目的,还是为项目开发实践服务。希望通过经典案例的总结对云南旅游房地产开发能起到抛砖引玉的作用。
[Abstract]:With the sustainable development of social economy and the improvement of people's living standard, the change of people's concept of tourism and leisure, and the introduction and perfection of national vacation system, have greatly stimulated the development of tourism economy. Tourism leisure has gradually become a popular way of life. Tourism real estate is the product of the development of national economy to a certain stage. As a cross industry of tourism and real estate, it will have a great development prospect in the next two decades. However, at present, the research on tourism real estate development theory is very weak, Yunnan has just started in the practice of tourism real estate, in-depth study of Yunnan tourism real estate development model has important theoretical and practical significance. Based on the research results of tourism real estate at home and abroad, this paper first puts forward the definition of tourism real estate and the main forms and characteristics of tourism real estate, and then analyzes the theory of tourism real estate, that is, the theory of project planning. Project orientation theory, residential suburbanization theory. After analyzing the developing conditions and present situation of Yunnan tourism real estate, this paper expounds the main resource advantages, market demand, development status and existing problems of Yunnan tourism real estate. Then, the main development types and development models of Yunnan tourism real estate are analyzed, and six typical development modes of Yunnan tourism real estate are summarized, that is, the scenic spot residential real estate development model relying on tourism resources. Based on the characteristic culture of Yunnan tourism town development mode, rich national customs of leisure tourism block development model, the construction of high-end property of golf tourism real estate development mode, building leisure health community tourism and vacation real estate development model, The development model of tourism complex in the form of large market. Finally, aiming at the six typical development models of Yunnan tourism real estate, the successful development cases of each typical development model are carefully selected, and the cases are introduced and systematically analyzed in detail. The ultimate purpose of theoretical research is to serve the project development practice. I hope that through the classical case summary of Yunnan tourism real estate development can play a role.
