旅游地产驱动因素和开发模式研究

【摘要】:旅游地产是房地产行业的一个新兴市场,是市场细分和深化的结果。目前在全国范围内己开发和正在开发的旅游地产项目将近千家,可以说,中国旅游地产已经起步,并且发展快速增长态势,这也给学术界提出了对旅游地产理论进行深入研究的客观要求和迫切需要,实践的发展离不开科学理论的支持。 当前旅游地产的研究热点主要集中在旅游地产的发展现状和问题分析、开发模式等方面,与旅游地产开发与发展过程有着一些深刻关系的旅游地产概念界定、发展动因和机制及开发与规划等诸多理论问题探讨略显不足。 本文采用定性分析和定量分析相结合的研究方法,具体运用文献研究法、理论分析为本文提供有力的理论支持和指导,并运用调查法为本文驱动因素指标体系的建立提供相关的数据支撑,指标因素删选部分主要采用了相关分析法,最后利用参与过的宁波桃源湾休闲度假区项目为案例对相关结论进行验证和提升。 本文旨在解决“好的旅游地产项目地需要具备哪些因素和如何进行开发”问题,具体研究内容包括以下四个方面:第一,旅游地产概念的界定;第二,指标体系的建立。在前人研究基础上,结合参与过的案例,建立了一个三层、具有26个因子的旅游地产驱动因素指标体系;第三,开发模式的探索。根据指标体系对项目地的评价得出项目本身的优劣,通过总结得出具有相似缺陷的项目地的开发模式;第四,案例研究。在构建和研究了指标体系和开发模式基础上,以宁波阿拉斯家项目为案例进行分析。 研究结果表明,好的旅游地产项目地需要具备旅游吸引物因素、市场需求因素、外部环境因素、政府行为因素、企业行为因素。若是旅游吸引物非优类型的项目地应采取主题式开发模式,市场需求非优的应采取引导式开发模式,外部环境非优的应采用渐进式开发模式进行开发。 鉴于能力、时间、实践经验不足等限制,本研究仅仅只是旅游地产开发模式研究的一个初步成果,在研究的过程存在许多不足之处:指标体系中因子的确定存在一定的不全面性和合理性;开发模式虽然进行了阐述,但有待深入。
[Abstract]:Tourism real estate is an emerging market in the real estate industry, is the result of market segmentation and deepening. At present, nearly 1,000 tourism real estate projects have been developed and are being developed throughout the country. It can be said that China's tourism real estate has already started and is developing rapidly. It also puts forward the objective requirement and urgent need for the further study of the theory of tourism real estate, and the development of practice can not be separated from the support of scientific theory. At present, the research hotspot of tourism real estate mainly focuses on the present situation and problem analysis of tourism real estate development, the development mode and so on, and defines the concept of tourism real estate which has some profound relations with the process of development and development of tourism real estate. Some theoretical problems, such as the motivation and mechanism of development, and development and planning, are somewhat inadequate. This paper adopts the research method of combining qualitative analysis with quantitative analysis, and makes use of the literature research method, which provides the powerful theoretical support and guidance for this paper. And using the method of investigation to provide the relevant data support for the establishment of the index system of the driving factors, the delete part of the index factors mainly adopts the correlation analysis method. Finally, using the Ningbo Taoyuan Bay leisure resort project as a case to verify and promote the relevant conclusions. The purpose of this paper is to solve the problem of "what factors and how to develop a good tourism real estate project land". The specific research contents include the following four aspects: first, the definition of tourism real estate concept; second, the establishment of index system. On the basis of previous studies, this paper establishes a three-layer, 26-factor indicator system of driving factors of tourism real estate. Third, the exploration of development model. According to the index system of the evaluation of the project site to get the advantages and disadvantages of the project itself, through the conclusion of similar defects of the project site development model; fourth, the case study. On the basis of constructing and studying the index system and development model, the case study of Ningbo Alas family project is carried out. The results show that good tourism real estate projects need to have tourism attraction factors, market demand factors, external environmental factors, government behavior factors, enterprise behavior factors. If the tourism attraction is not excellent, the theme development should be adopted, the market demand should be guided, and the non-optimal external environment should be developed by gradual development. In view of the limitations of capacity, time, and lack of practical experience, this study is only a preliminary achievement of the research on the development model of tourism real estate. There are many deficiencies in the research process: the determination of factors in the index system is incomplete and reasonable; Although the development model has been elaborated, it needs to be further developed.
