数字地价模型的石家庄城区地价空间分布规律探讨

【摘要】:针对城市地价定量化研究和空间可视化表达的方法体系已日渐成熟的现状,该文以2008至2014年间,石家庄市主城区土地交易数据作为研究样本,借助ArcGIS、GS+软件平台,分别建立石家庄市城区商业和住宅数字地价模型,并依据模型进行地价数量特征、剖面特征、等值线形态特征分析等一系列空间分析。研究表明:石家庄市城区商业地价分布,整体上呈现出围绕一个传统的一级商业中心和一个新兴的次级商业中心向边缘衰减的圈层结构;住宅地价分布呈现出多峰值、多方向山脊状圈层衰减的结构,且聚集效应不及商业地价明显,衰减趋势较平缓。
[Abstract]:In view of the fact that the method system of quantitative study and spatial visualization of urban land price has matured day by day, this paper takes the land transaction data of Shijiazhuang's main urban area from 2008 to 2014 as the research sample, with the help of ArcGIS,GS software platform. The digital land price models of commercial and residential areas in Shijiazhuang city are established, and a series of spatial analysis are carried out according to the model, such as the quantitative characteristics of land price, the characteristics of section, the shape of isoline, and so on. The results show that: the distribution of commercial land price in Shijiazhuang city shows a circle structure around a traditional primary commercial center and a new secondary commercial center, and the residential land price distribution shows multiple peaks. The structure of multi-directional ridge-like ring attenuation is less obvious than commercial land price, and the attenuation trend is more gentle.
