株洲市地产集团融资管理优化研究

【摘要】：株洲市作为中部的一个新兴工业重镇，目前地方政府融资平台已成为株洲政府发展区域经济的得力“助手”，成为拉动投资、拓展项目配套资金的有效途径，有力支持了各地建设和经济发展。地方融资平台在实际运营过程中，由于是资金密集型企业，在土地开发和企业经营过程中需要大量资金的投入，需要健全的金融业和资本市场作为其强有力的支撑。不断扩大融资渠道、降低融资成本，，是地方融资平台寻求持续发展路径和提升资本运营能力的必然要求。 本论文以地方融资平台为视角，分析了株洲市政府设立地方政府融资平台的必要性，以株洲市地产集团为研究对象，来研究地方融资平台融资模式问题，重点分析当前和未来地产集团的融资困境及相应对策。本文首先分析了地产集团现有的融资现状及存在的问题，其次及当前融资模式对对企业未来发展中存在的风险，并对其原因进行了深入剖析，最后，根据对影响地产集团的融资环境进行分析的基础上对地产集团融资模式进行优化设计，提出了保障株洲市地产集团融资新方案实施的相关对策建议。株洲市地产集团的融资决策问题非常有代表性。通过对其分析得出的结论，对我国其他地方融资平台的融资决策及最佳资本结构的确立也有着重要的参考价值。
[Abstract]:Zhuzhou City, as a new industrial city in the middle of the country, has now become a powerful "assistant" for the Zhuzhou government to develop its regional economy, and an effective way to stimulate investment and expand the matching funds of the projects. It has been able to support local construction and economic development. In the actual operation of the local financing platform, because it is a capital-intensive enterprise, it needs a large amount of capital investment in the process of land development and business operation. It is necessary for the local financing platform to seek the sustainable development path and enhance the capital operation ability by expanding the financing channel and reducing the financing cost. From the perspective of local financing platform, this paper analyzes the necessity of Zhuzhou municipal government to set up local government financing platform, taking Zhuzhou real estate group as the research object, to study the financing mode of local financing platform. This paper first analyzes the present financing situation and existing problems of real estate groups, and secondly, the risks to the future development of the enterprises, such as the current financing mode, the financing difficulties and the corresponding countermeasures of the current and future real estate groups, this paper first analyzes the current financing situation and the existing problems of the real estate groups. Finally, based on the analysis of the financing environment affecting the real estate group, the paper optimizes the financing mode of the real estate group. This paper puts forward the relevant countermeasures and suggestions to ensure the implementation of the new financing scheme of Zhuzhou real estate group. The financing decision problem of Zhuzhou real estate group is very representative. It also has important reference value for the financing decision of other local financing platforms and the establishment of the best capital structure.
