桂东县城乡居民住房消费能力实证研究

【摘要】:随着我国经济的飞速增长,,我国房地产市场曾一度出现异常繁荣的景象,住房价格不断拉升,住房需求与供给量也高速增长。然而,住房价格的高涨以及住房供求矛盾的激化,必然会催生系列住房问题,如居民住房支付能力不足等。如果住房消费能力不足问题不能得到有效解决,势必会影响居民的生活质量,影响区域经济健康持续发展,甚至影响地区的稳定与和谐。基于此,本文选择桂东县城乡居民住房消费能力作为研究问题,首先对居民住房消费能力的内涵进行界定,分析居民住房消费能力的构成以及影响因素;其次,构建居民住房消费能力的综合评价指标体系,确定数据来源,介绍评价方法,从住房样式选择能力、住房建筑成本承受能力、住房价值拥有能力、住房空间占有能力、住房设施消费能力以及住房更新能力等六个方面测度评价桂东县城乡居民住房分能力水平,然后运用因子分析方法确定综合评价权重,并通过加权平均的方法对桂东县城乡居民住房消费能力进行综合评价;接着,构建居民住房消费能力影响因素的回归模型,利用相关系数、方差膨胀因子以及容忍度检验自变量的相关性,并运用回归分析方法对桂东县城乡居民住房消费能力的影响因素进行实证检验;最后,从增加中低收入家庭收入、稳定居民住房市场价格以及完善居民住房保障制度三个方面提出提升居民住房消费能力的政策建议。
[Abstract]:With the rapid growth of our country's economy, the real estate market of our country once appeared the extremely prosperous scene, the housing price unceasingly rises, the housing demand and the supply quantity also increases at a high speed. However, the rise of housing price and the intensification of housing supply and demand will inevitably lead to a series of housing problems, such as inadequate housing affordability and so on. If the problem of insufficient housing consumption ability can not be effectively solved, it will inevitably affect the quality of life of residents, the healthy and sustainable development of regional economy, and even the stability and harmony of the region. Based on this, this paper chooses the housing consumption ability of urban and rural residents in Guidong County as the research problem. Firstly, it defines the connotation of housing consumption ability of residents, analyzes the composition of housing consumption ability of residents and the influencing factors; secondly, To construct the comprehensive evaluation index system of residents' housing consumption ability, to determine the data source, to introduce the evaluation method, to select the housing style, to bear the housing construction cost, to possess the housing value, to occupy the housing space, to build the comprehensive evaluation index system, to establish the data source and to introduce the evaluation method. The consumption capacity of housing facilities and the ability of housing renewal are measured and evaluated in Guidong County, and then the comprehensive evaluation weight is determined by factor analysis method. And through the weighted average method of urban and rural residents in Guidong County housing consumption capacity comprehensive evaluation; then, build a regression model of residential housing consumption capacity factors, using the correlation coefficient, Variance expansion factor and tolerance test independent variables correlation, and the use of regression analysis of urban and rural residents in Guidong County housing consumption capacity empirical test; finally, from the increase of low and middle income household income, In order to stabilize the housing market price and improve the housing security system, this paper puts forward some policy suggestions on how to improve the residents' housing consumption ability.
