主题公园型旅游地产盈利模式演化与创新研究

【摘要】：由于国内旅游需求增长的推动,旅游业和房地产业的结合呈现出良好的发展势头,国内主题公园型旅游地产和房地产业均已成为国民经济新的增长点,部分主题公园型旅游地产项目的开发已经走到了全国的前列。但是,发展中的主题公园型旅游地产同时也存在着很多问题,不合理的开发对经济和环境造成了很大的资源浪费和诸多负面影响。目前,国内主题公园型旅游地产盈利模式的发展在理论指导上还很欠缺,因此这一问题受到业界和学术界的关注。以此为研究背景,本文提出了国内主题公园型旅游地产盈利模式是什么以及怎样创新的问题。依据国内主题公园型旅游地产盈利模式发状况,概括了目前主题公园型旅游地产盈利模式的一般性结构,通过对不同类型案例的盈利模式进行归纳演绎和总结,在此基础上对深圳东部华侨城主题公园型旅游地产的盈利模式进行深入的研究,从主题公园型旅游地产盈利模式创新的角度回答了本文提出的问题。本文分为五个部分,在文章开始的第一部分是绪论,主要介绍了论文的研究背景、研究意义,研究方法。第二部分,首先对主题公园型旅游地产盈利模式进行了概念辨析；其次,回顾了国内外关于主题公园型旅游地产的研究综述,然后,阐述了主题公园与旅游地产之间的联系；最后,对主题公园旅游地产进行了分类。第三部分,首先提出了本文的理论基础；然后,从目前主题公园旅游地产盈利模式的发展情况出发,在案例分析的基础上,归纳演义出国内传统主题公园型旅游地产盈利模式结构图。第四部分,以深圳东部华侨城旅游地产为案例,探讨新环境下现代主题公园型旅游地产盈利模式的创新,并验证本文构建的主题公园型旅游地产盈利模式的正确性。第五部分为结论与展望,归纳了论文的主要观点,得出论文的理论性研究结论和应用性研究结论。
[Abstract]:Due to the promotion of domestic tourism demand growth, the combination of tourism and real estate has shown a good momentum of development, and both domestic theme park tourism real estate and real estate industry have become new growth points of the national economy. The development of some theme park tourism real estate projects has come to the forefront of the country. However, there are also many problems in the development of theme park tourism real estate. Unreasonable development has caused a great waste of resources and many negative effects on the economy and environment. At present, the development of domestic theme park tourism real estate profit model is still lack of theoretical guidance, so this problem is concerned by the industry and academia. Based on this research background, this paper puts forward the question of what is and how to innovate the profit model of domestic theme park tourism real estate. According to the development of the profit model of theme park tourism real estate, this paper summarizes the general structure of the profit model of theme park tourism real estate, and deduces and sums up the profit model of different types of cases through the induction and deduction of the profit model of different types of cases. On this basis, this paper makes a deep study on the profit model of the theme park tourism real estate in the eastern part of Shenzhen, and answers the questions raised in this paper from the perspective of the innovation of the theme park tourism real estate profit model. This paper is divided into five parts, in the first part of the article is the introduction, mainly introduces the research background, research significance, research methods. The second part first analyzes the concept of theme park tourism real estate profit model, secondly, reviews the domestic and foreign research on theme park tourism real estate, and then expounds the relationship between theme park and tourism real estate, and then discusses the relationship between theme park and tourism real estate, and then discusses the relationship between theme park and tourism real estate. Finally, the theme park tourism real estate is classified. In the third part, the theoretical basis of this paper is put forward at first. Then, starting from the development of tourism real estate profit model in theme parks, and on the basis of case analysis, this paper sums up the structure chart of domestic traditional theme park tourism real estate profit model. The fourth part, taking the tourism real estate in the eastern part of Shenzhen as an example, discusses the innovation of the profit model of the modern theme park tourism real estate under the new environment, and verifies the correctness of the profit model of the theme park tourism real estate constructed in this paper. The fifth part is the conclusion and prospect, summarizes the main point of view of the paper, draws the theoretical research conclusion and the application research conclusion.
