FT物业服务公司发展战略转型问题研究

【摘要】:随着国家改革开放与构建和谐社会的进程加速,物业管理市场日趋规范、竞争日益加剧,FT物业服务公司发展的内、外部环境发生了巨大的变化,面临新形势下的诸多问题与挑战,公司想要谋生存、求发展就必须创新、思变,适时地进行战略转型,以适应形势发展和市场需求。 本文以FT物业服务公司发展战略转型为样本,本着何为转型、因何转型、如何转型的基本研究思路,运用行业生命周期、基本竞争战略与SWOT分析理论进行诠释,利用内、外部环境分析法对公司现行管理理念、经营思路、管理措施、服务质量以及内部组织架构、管理经营现状、人才梯队建设等悉数剖析,并深入探析行业发展的相关政策与法规、区域经济发展、行业发展潜力、科技水平以及宏观经济政策、行业竞争潜力、潜在进入者、替代品等对公司发展的影响,借助SWOT矩阵分析确定公司发展战略态势,结合公司的发展定位和预期目标,选择并确定FT物业服务公司将由现行“一体化”向“管理型”物业管理模式转变;最后,,从运营管理、财务策略、人力资源、市场拓展以及企业文化等方面提出公司战略转型的相应解决思路与措施,以确保其健康、有序地可持续发展。 希望通过本文研究,能制定一套更适合FT物业服务公司未来可持续发展的战略方案,并对国内众多类似企业或正在寻求战略转型的其他企业具有一定的参考价值。
[Abstract]:With the acceleration of the process of the reform and opening up of the country and the construction of the harmonious society, the market of the property management is becoming more and more standardized, the competition is increasing, the development of the FT property service company has changed greatly, facing many problems and challenges in the new situation, and the company wants to survive. To seek development, we must innovate, change and timely carry out the strategic transformation to adapt to the situation development and the market demand. This paper takes the development strategy of FT property service company as a sample, in the spirit of transformation, how to transform, how to transform the basic research thinking, using the industry life cycle, the basic competition strategy and the SWOT analysis theory to interpret, utilize The internal and external environment analysis method analyzes the current management concept, business thinking, management measures, service quality and internal organization structure, management and management status, and the construction of the personnel ladder, and probes into the relevant policies and regulations of the development of the industry, and the regional economic development The influence of the development of the company on the development of the company, such as the exhibition, the development potential of the industry, the level of science and technology, the macro-economic policy, the potential of the industry competition, the potential entrants, the alternatives, etc., can be determined by means of the SWOT matrix analysis. Mark, select and determine that the FT property service company will change from the current "integration" to the "management type" property management mode; and finally, the corresponding solutions and measures of the company's strategic transformation from the aspects of operation management, financial strategy, human resources, market expansion and enterprise culture shall be proposed to ensure the health of the company.
