赣州房地产业与经济发展的协调性研究

【摘要】:近年来,在宏观政策的大力支持下,房地产业发展兴旺,地区经济发展也随之提高。但房地产价格的一路飙升,社会各界人士对我国房地产发展是否健康产生了质疑。房地产行业专家以及众多业内资深人士认为我国多地房地产的发展已经普遍处于病态之中,房地产价格过快上涨,价格泡沫化严重,与经济发展不相协调等;但也有很多专家学者认为我国房地产行业发展除个别一二线城市外,其他地区房地产行业发展均为健康,而且房地产未来前景良好,房地产价格依然会继续上涨,房地产业与经济两者之间的发展步伐是协调的。面对两种截然相反的观点,赣州市房地产与经济两者的发展情况如何,是否是健康可持续的协调发展,值得研究探索。 本文以协同论的思想出发,建立赣州市房地产与经济发展两者之间的耦合协调度模型,并选取2008年~2012年共五年的多项指标进行研究分析,得出了赣州市房地产行业和经济两者各自的综合发展情况指数f (x)和g (y)数值,两者之间的发展耦合度C以及两者之间的耦合协调度D,经研究分析得出结论:综合发展指数逐年增大;两者发展耦合度在0.9以上;耦合协调度逐年增大,其中2012年达到0.94;说明赣州市房地产市场与赣州市经济的发展两者之间极度协调。 本文在得出赣州市房地产业与经济发展的耦合协调程度之后,继续深一步研究了赣州市经济结构中重工业、轻工业、采矿业、旅游业、金融业、餐饮住宿业和批发零售业等行业与赣州市经济之间的发展是否协调,,并对耦合协调度加以排序,从2012年的数据看出金融业和住宿餐饮业相对经济发展步伐来说有待于提高。
[Abstract]:In recent years, with the support of macro policies, the real estate industry has flourished, and the regional economic development has also increased. However, the prices of real estate have skyrocketed. People from all walks of life have questioned whether the development of real estate in China is healthy. Real estate industry experts and many senior figures in the industry believe that the development of real estate in many parts of our country has been generally in a morbid state, and real estate prices have risen too fast. The price bubble is serious and does not coordinate with economic development. However, many experts and scholars believe that the development of the real estate industry in our country, except for a few first-tier cities, is healthy in other regions, and the future prospects of the real estate industry are good. Real estate prices will continue to rise, and the pace of development between the real estate industry and the economy is in harmony. In the face of two opposing views, how is the development of real estate and economy in Ganzhou City? Whether it is a healthy and sustainable coordinated development is worth studying and exploring. Based on the theory of synergy, this paper establishes the coupling and coordination degree model between real estate and economic development in Ganzhou City, and selects several indexes from 2008 to 2012 to carry out research and analysis. The comprehensive development index f x and g y) of Ganzhou real estate industry and economy are obtained. The development coupling degree C between the two and the coupling coordination degree between them are analyzed. The conclusions are as follows: the comprehensive development index increases year by year; the coupling degree of both development is more than 0.9; the coupling coordination degree increases year by year. In 2012, it reached 0.94, indicating that Ganzhou real estate market and Ganzhou economic development are extremely harmonious. After getting the degree of coupling and coordination between real estate industry and economic development in Ganzhou City, this paper further studies the heavy industry, light industry, mining industry, tourism industry, financial industry in the economic structure of Ganzhou City. Whether the development of catering and accommodation industry and wholesale and retail trade and Ganzhou city economy is coordinated or not, and the order of coupling coordination degree, from the data of 2012, we can see that the relative economic development pace of financial industry and accommodation and catering industry needs to be improved.
