【摘要】:我国房地产业经过三十年的发展,在经济发展中的作用越来越大,房地产业投资占我国GDP的比重已达到20%。但随着我国房地产业的发展,房价不断抬高,房地产业泡沫明显,,2003年开始国家对房地产行业进行调控,不断出台一系列政策,银行信贷政策不断缩紧,特别针对房地产业融资的紧缩政策越来越多,使得开发商融资的压力越来越大。中小房地产企业融资的问题更为突出,既有内部自身的原因,也有外部的原因,内部原因包括管理不善、盲目融资,外部则由于融资门槛较高导致房地产企业融资困难,需要开拓其他的融资渠道。因此,研究中小房地产企业融资对房地产行业的发展不仅具有理论意义,而且具有现实意义。目前我国基本上都是针对房地产行业融资进行研究,具体针对某一个房地产公司的研究则比较少。本文以JY房地产公司为一个案,角度较新。 本文主要从三方面来论述JY房地产公司融资的问题:首先通过资料的查阅了解目前中小房地产行业融资的国内外现状。其次对JY房地产公司的融资概况进行阐述,采集JY房地产公司从成立以来的财务数据,并对其进行分析,找出JY房地产公司融资中存在的问题及其原因,最后对JY房地产公司融资提出对策及个人对中小房地产业融资的一些建议。
[Abstract]:China's real estate industry has played a more and more important role in the economic development after three decades of development. The proportion of real estate investment in China's GDP has reached 20 percent, but with the development of China's real estate industry. Housing prices are rising, the real estate bubble is obvious, in 2003, the state began to regulate the real estate industry, constantly issued a series of policies, bank credit policies continue to tighten. Especially for the real estate financing tightening policy more and more, making developers more and more pressure to finance. The financing problem of small and medium-sized real estate enterprises is more prominent, both internal and external reasons. Internal reasons include poor management, blind financing, and external financing because of the high threshold of real estate financing difficulties, need to explore other financing channels. Research on the financing of small and medium-sized real estate enterprises is not only of theoretical significance but also of practical significance to the development of the real estate industry. This paper takes JY real estate company as a case, the angle is relatively new. This paper mainly discusses the financing of JY real estate company from three aspects:. First of all, through the reference of information to understand the current domestic and foreign status of small and medium-sized real estate financing. Secondly, JY real estate company financing overview is described. Collect the financial data of JY real estate company since its establishment, and analyze it, find out the problems and reasons in JY real estate company financing. Finally, the author puts forward some countermeasures to JY real estate company and some suggestions on the financing of small and medium real estate industry.
