【摘要】:随着中国经济与世界经济的接轨,经济全球化进程的不断加速,中国经济在这近40年来突飞猛进,作为中国经济的支柱产业,中国房地产开发行业得到了空前的发展。然而,过快的发展往往也会使得一些经济发展中的隐患潜伏在经济高速发展中,一旦经济发展速度下降,这些被忽视或被掩盖的隐患就会显化,对整个经济的发展带来不可忽视的负面影响。房地产开发行业也不例外,目前,房地产开发行业过于注重眼前的直接经济效益,往往忽视潜在风险可能对房地产行业可能造成的经济损失。自21世纪的经济危机中,不难发现,不能建立有效地应对房地产开发项目风险问题的企业很难在经济形势下滑时仍能站立得住。 因此,针对一个房地产开发企业,研究房地产开发项目风险管理问题,评价当前企业风险管理能力,并针对存在的问题和不足,给出有效的提升策略至关重要。 本文针对当前房地产开发行业的经济形势,以S公司的河景别墅房地产开发项目风险管理问题为研究对象和背景,分析S公司在房地产开发项目中可能面对的风险,并给出一个风险识别方法,提出具体的风险识别过程,并在此基础上,针对S公司的河景别墅房地产开发项目自身特征,建立了S公司的河景别墅房地产开发项目风险评价指标体系,并给出了一个基于AHP的指标评价方法,并依据构建的指标评价体系和给出的评价方法,对S公司的河景别墅房地产开发项目风险管理能力进行评估,并依据评估结果给出改善和提升S公司房地产开发项目风险管理能力的具体策略。
[Abstract]:With the integration China economy and the world economy, the accelerating process of economic globalization, Chinese economy in the past 40 years by leaps and bounds, as a pillar industry of Chinese economy, Chinese real estate development industry got unprecedented development. However, excessive development also tend to make some economic development of the potential dangers lurking in the economy the high-speed development, once the economy slowed down, these are ignored or concealed hidden will be manifest, bring negative influence on the development of the whole economy. The development of real estate industry is no exception, at present, the real estate development industry pays more attention to the direct economic benefits of eyes, often ignore the potential risks of real the real estate industry may cause economic losses. Since the twenty-first Century economic crisis, it is not difficult to find, can not effectively deal with the establishment of real estate development project risk problem in the enterprise is very difficult to When the economic situation slipped down, it could still stand.
Therefore, for a real estate development enterprise, it is very important to study the risk management of real estate development projects, evaluate the current risk management capabilities, and provide effective strategies for the existing problems and shortcomings.
In this paper, the economic situation for the current real estate development industry, the risk management of company S River Villa Real estate development project as the research object and background, the company may face the risk analysis of S in real estate development projects, and presents a method of risk identification, the risk identification process in detail, and on this basis River, villa real estate development project for S company's own characteristics, and establish risk evaluation index system of S company, Riverview villa real estate development projects, and gives an evaluation method based on AHP, and on the basis of constructing the evaluation index system and evaluation method is given the ability of risk management of S company Riverview villa real estate development project evaluation, and according to the evaluation results of specific strategies to improve and enhance the ability of risk management of S company of real estate development projects.
