基于价值链理论的旅游业与房地产业融合发展研究

【摘要】:产业融合是产业演进中的一个重要历史现象。作为现代经济发展的一个重要趋势,产业融合的经济现象同样适用于旅游业和房地产业。随着我国城市化进入快速成长期以及“休闲经济”时代的到来,旅游已经成为人们不可或缺的生活方式,而当前中国房地产业正处于结构性调整的关键时期,也在积极寻找盘活资产、增加效益的新途径。在这种新形势下,房地产业参与旅游业的开发建设,使旅游基础配套设施更加完善,进而增强旅游接待能力,同时旅游业的发展又可以创造更多的房地产商机。 与此同时,在两大产业融合的过程中,还存在着一些缺陷,诸如旅游配套设施不足、自然生态遭到破坏等问题也制约着旅游地产业的发展。为了弥补这些不足,完善融合机制,文章采用文献分析法与案例研究法相结合,选择了产业融合的视角。首先对国内外关于旅游房地产、产业融合以及价值链的研究进行回顾;进而在分析旅游房地产的产业融合基础、驱动因素以及融合内涵的基础上,介绍了旅游房地产的两种具体表现形式,并基于价值链的分解与重构,根据重构核心价值活动的不同,提出了四种旅游业与房地产的融合模式——价值链定位模式、价值链纵向延伸模式、价值链横向拓展模式以及价值网融合模式;最后运用价值链理论分析旅游房地产业典型案例九华山月松阁案例中存在的不足,并提出不同融合模式下的提升策略。 研究得出以下结论:第一,从价值链方面来看,这一融合的过程实际上就是旅游业和房地产业价值链的分解和重构过程。第二,从两大产业的实现机制来看,通过采用价值链定位、价值链纵向延伸、价值链横向拓展以及价值网式的融合方式,有效地实现了两大产业的融合化发展。第三,针对典型案例九华山·雨润月松阁度假酒店项目现今存在的问题,不同的产业融合方式可以弥补不同方面的缺陷,在产业实际融合的过程中,选择何种融合方式、旨在解决哪方面的问题,是未来相关行业值得考虑的。
[Abstract]:As an important trend of modern economic development, industrial convergence is an important historical phenomenon in the evolution of industry. The economic phenomenon of industrial convergence is also applicable to tourism and real estate industry. With the rapid development of urbanization and the arrival of "leisure economy" in China, tourism has become an indispensable way of life. At present, China's real estate industry is in a critical period of structural adjustment, and is actively looking for a new way to revitalize assets and increase efficiency. Under this new situation, the real estate industry participates in the development and construction of tourism. The development of tourism can create more real estate business opportunities. At the same time, in the process of integration of the two industries, there are still some defects, such as insufficient supporting facilities for tourism. In order to make up for these shortcomings and perfect the fusion mechanism, the paper combines the literature analysis method and the case study method to solve the problems of the destruction of the natural ecology and restrict the development of the tourism real estate industry. Firstly, it reviews the research on tourism real estate, industry convergence and value chain at home and abroad. Then, on the basis of analyzing the foundation, driving factors and connotation of tourism real estate industry convergence, this paper introduces two specific forms of tourism real estate, and based on the decomposition and reconstruction of the value chain. According to the difference of reconstructing core value activities, this paper puts forward four integration modes of tourism and real estate: value chain orientation mode, value chain longitudinal extension mode, value chain horizontal expansion mode and value net integration mode. Finally, this paper analyzes the shortcomings of the typical case of Jiuhua Mountain Yuesong Pavilion by using the value chain theory, and puts forward the promotion strategies under different fusion modes. The conclusions are as follows: first, from the value chain point of view, the integration process is actually the process of decomposition and reconstruction of tourism and real estate value chain. Second, from the realization mechanism of the two industries. Through the use of value chain positioning, the longitudinal extension of the value chain, the value chain horizontal expansion and the value network of the integration of the way to effectively achieve the integration of the development of the two industries. Third. In view of the typical case of Jiuhua Mountain Yurun Moon Songge Resort Hotel project problems, different ways of industrial integration can make up for the shortcomings of different aspects, in the process of the actual integration of the industry. It is worth considering what kind of integration way to choose and what aspect of the problem to solve in the future.
