【摘要】:近十年来,我国经济总量不断跃升,房地产业发展迅速,到目前为止已成为国民经济的一个支柱型产业,党的十八大报告提出坚持走中国特色的新型城镇化道路,打造城乡统筹一体、产业互动、节约集约、生态宜居、和谐发展的新型城镇,房地产业迎来了新的发展机遇。但随着2013年国五条的出台,房地产市场调控力度逐渐加强,加剧了房地产企业兼并重组,大多数中小房地产企业都存在着管理差、竞争力弱、抗风险能力低等问题,如不及时解决,就会随时被市场所淘汰。 项目管理的理论方法在房地产行业的实施、应用,为房地产企业的持续健康发展奠起到了关键性的作用,开发项目的前期市场调研、可行性研究、论证与评估、规划设计,中期的项目组织管理、进度管理、成本管理、质量管理、采购管理,后期的项目后评价以及贯穿始终的项目风险管理等,都需要通过项目管理的先进理念,应用到房地产项目的全过程管理实践当中建造出优秀的产品来实现。 上海三盛宏业集团为全国房地产五十强企业,主要投资业务为房地产、海洋运输、生物科技等。房地产业是三盛宏业的主要产业之一,集团在快速发展过程中遇到一些困难和波折,阻碍集团继续向前发展。本文通过对其房地产子公司沈阳景盛房地产有限公司颐景蓝湾项目的研究分析,发现该项目在管理中存在的一定问题,针对这些问题,结合公司的实际情况,优化该项目管理模式,借以提高房地产企业的项目管理水平,是本文研究的目的。 本文的研究分为五个部分:第一部分为绪论,主要阐述了研究的背景、意义、主要思路。第二部分是文献综述,通过对国内外项目管理理论的现状及发展趋势的引用和重新疏理,有针对性的提出房地产项目管理理论依据。第三部分是正文部分,对沈阳颐景蓝湾项目背景现状进行了详细的描述,提出了项目中存在的问题。第四部分是项目管理体系优化部分,从进度控制、成本控制、组织管理等角度进行了分析,建立新的项目管理体系。第五部分是结论建议部分,主要是针对分析的问题提出合理化建议。
[Abstract]:In the past ten years, China's economy increased continuously, the rapid development of real estate industry, so far has become a pillar industry of the national economy, the eighteen Party Congress put forward the new urbanization road adhere to the Chinese characteristics, build urban and rural development, industry interaction, intensive conservation, ecological livable, new town the harmonious development of the real estate industry ushered in a new development opportunity. But in 2013 with the introduction of five countries, efforts to control the real estate market is gradually strengthened, exacerbated by the real estate enterprise merger and reorganization, the majority of small and medium-sized real estate enterprises are in poor management, weak competitiveness, low anti risk ability, if not resolved in a timely manner at any time, will be eliminated by the market.
The implementation of project management theory in the real estate industry application, a key role for the real estate enterprises' healthy development, research and development of the early stages of the project market research, feasibility demonstration and evaluation, planning and design, project management, medium-term schedule management, cost management, quality management, procurement the late management, post project evaluation and project risk management has always been throughout, are required by the advanced concept of project management, whole process management applied to the practice of real estate projects in the construction of excellent products to achieve.
Shanghai three motorcycle industry group for the national real estate fifty strong enterprises, the main business for the real estate investment, marine transportation, biological science and technology. The real estate industry is one of the major industries of three motorcycle industry, the group encountered some difficulties and setbacks in the process of rapid development, hindering the group to move forward. Based on the analysis of its real estate subsidiary of Shenyang Jing Sheng Real Estate Co. Ltd. Yee Island project, found some problems existing in the management of the project, to solve these problems, combined with the company's actual situation, optimize the project management mode, borrow in order to improve the real estate enterprise project management level, is the purpose of this study.
This study is divided into five parts: the first part is the introduction, mainly elaborated the research background, significance, main ideas. The second part is the literature review, the current situation and development trend of domestic and international project management theory reference and combing, puts forward the theoretical basis of the real estate project management. In the third part is the main part, the status quo of Shenyang Yee King Island project background are described in detail, put forward the question existing in the project. The fourth part is the optimization of project management system, control the cost from the organization management, schedule control, etc. are analyzed, a new project management system. The fifth part is the conclusions and recommendations. Is mainly aimed at the analysis of the problem and put forward reasonable suggestions.
