【摘要】:房地产企业良性发展的核心是资本运作的能力和产品质量的管控,项目前期质量控制管理是当前房地产企业核心竞争力的一部分。SJGJ置业集团作为一家有着十五年的房地产开发历史的专业公司,变革和创新是公司生存的法则,构筑项目前期质量管理体系作为企业核心竞争力的一部分显得非常必要和迫切。前期质量管理的意义在于整合了房地产企业核心部门成本部、营销部、技术部、工程部的交集并且贯穿于产品生产的全过程。本文对房地产项目开发过程中的特点研究出发,抓住对项目质量有影响的关键节点,整合影响项目质量的关键项,对其进行分析。在通过对工商管理课程的理论知识和实际情况相结合,得出通过在项目开展前期运用管理手段提高项目质量的一些方法。SJGJ公司如何打造自己的核心竞争力,在市场竞争中立于不败之地,加强和优化前期质量管理是必不可少的。 本研究分析了目前我国房地产企业前期质量控制的主要问题,分析了SJGJ尊园项目前期质量控制现状及问题分析。SJGJ尊园项目前期质量管理多集中于施工阶段、未正真有效纳入质量管理环节、公司没有完整的技术平台。本研究提出了SJGJ尊园项目前期质量管理优化方案基本思路和构成原则。SJGJ尊园项目前期质量管理过程中,必须将质量、进度和投资三点密切联系起来。实施SJGJ尊园项目前期质量控制管理优化过程中,必须遵循以下几点原则:坚持质量第一的原则;坚持以人为核心原则;坚持以预防为主的原则;坚持质量标准原则;贯彻科学、公正、守法的职业规范。此外,本研究提出SJGJ尊园项目前期质量管理优化的目标及方案。SJGJ尊园项目在策划阶段的质量控制管理过程如下:1)构思工程项目的目的;2)设计工程项目目标;3)界定项目的定义;4)项目的可行性研究。提出SJGJ尊园项目前期质量控制管理的优化策略:1)合理配置人力资源;2)清晰的确定项目的质量控制目标;3)加强各部门、各专业之间的沟通和交流;4)做好项目的现场调查工作;5)制定责任到人、分级管理的质量控制管理政策。SJGJ尊园项目前期质量控制管理的评价过程主要包括五个阶段,分别为:明确评价目标、确定评价指标体系、确定指标值、确定指标权重、评价的实施、综合评价。对SJGJ尊园项目前期质量控制管理成果产生影响的对象主要包括三类,分别为施工单位、业主和客户群体。SJGJ尊园项目通过前期质量控制管理策略的实施和优化,绝大部分指标值比优化前的预期值有所提高。
[Abstract]:The core of the benign development of real estate enterprises is the ability of capital operation and the control of product quality. Pre-project quality control management is a part of the core competitiveness of real estate enterprises. SJGJ Real Estate Group is a professional company with a history of 15 years of real estate development. Change and innovation are the rules for the survival of a company. It is very necessary and urgent to construct the pre-project quality management system as a part of the core competitiveness of the enterprise. The significance of the pre-project quality management lies in the integration of the cost department marketing department and technical department of the core department of the real estate enterprise. The intersection of the engineering department and throughout the whole process of product production. This paper studies the characteristics of the real estate project development process, seize the key nodes that have an impact on the project quality, and integrate the key items that affect the project quality. Through the theoretical knowledge and practical situation of the course of business administration combined. Get some methods to improve the quality of the project by means of management in the early stage of the project. How to build their own core competitiveness in the market competition in an invincible position. It is essential to strengthen and optimize the pre-stage quality management. This study analyzes the main problems in the early stage quality control of real estate enterprises in China. This paper analyzes the present situation and problems of the pre-stage quality control of the SJGJ zunyuan project; the pre-stage quality management of the SJGJ project is mostly concentrated in the construction stage, and it is not really and effectively brought into the quality management link. The company does not have a complete technical platform. This study put forward the basic idea and composition principle of the pre-stage quality management optimization scheme of SJGJ zunyuan project, the quality must be taken into account in the pre-stage quality management process of the SJGJ project. Progress and investment are closely linked. The following principles must be followed in the process of implementing SJGJ quality control and optimization: adhere to the principle of quality first; Adhere to the principle of taking people as the core; Adhere to the principle of prevention; Adhere to the principle of quality standards; Implement scientific, fair and law-abiding professional standards. This study puts forward the goal of quality management optimization in the early stage of the SJGJ zunyuan project and the plan. The quality control management process of the SJGJ project in the planning stage is as follows: 1) the purpose of the project is to conceive the project; 2) Design project objectives; 3) defining the project; 4) the feasibility study of the project. The optimal strategy of quality control management in the early stage of SJGJ zunyuan project is put forward: (1) the rational allocation of human resources; 2) clearly determine the quality control objectives of the project; 3) strengthening the communication and communication among departments and professions; 4) do a good job in the field investigation of the project; 5) the evaluation process of quality control management in the Prophase of SJGJ JGJ JGJ Project includes five stages, namely, clear evaluation objectives. Determine the evaluation index system, determine the index value, determine the index weight, the implementation of the evaluation, comprehensive evaluation. The impact on the early stage of SJGJ project quality control management results mainly includes three types of objects. Through the implementation and optimization of the pre-stage quality control management strategy, most of the index values are improved compared with the expected values before optimization, respectively, for the construction unit, owner and customer group SJGJ JGJ zunyuan project.
