HW公司住宅项目保修期的风险管理研究

【摘要】:近年来,政府关于楼市的调控政策不断出台,购房者对房屋品质要求逐渐提高,维权意识日益增强,致使房地产开发商面临着前所未有的挑战。本人作为HW房地产公司的一名工程项目管理者,对于公司所开发的碧海银湖住宅项目保修期阶段经常面临的小业主投诉问题倍感压力,为有效控制风险事件的发生,本文运用风险管理理论专对项目保修期的风险管理进行研究,希望提高管理水平,做好对业主们的服务工作并促进公司的不断发展强大,也希望对业界的项目保修期风险管理研究有一定的借鉴意义。 全文内容主要分为三大部分:第一部分为第一~三章,以介绍性的阐述为主,介绍本文的研究背景和意义、国内外的研究状况,指出本文的研究思路和方法以及创新和不足之处,引述了工程项目风险管理的相关理论,讲述了HW公司的概况和其在住宅项目上的开发情况;第二部分为第四、五章,是本文的核心部分,运用各种风险管理理论、工程项目管理知识以及经济管理方面的原理,对HW公司住宅项目保修期期间可能遇到的内外部风险进行了详细的分析识别,并对识别出的各种风险因素进行了定性和定量分析,找出了关键的风险因素,又运用层次分析法深入地进行了科学的评价。第三部分为第六章,是在上述研究的基础上制定出了风险应对与监控的具体措施,此部分结合工程实际情况,对保修期内可能发生的自然风险、政策风险、经济风险、技术风险、管理风险以及成本风险都分别给出了相应的风险应对措施,并编制了一套实用性很强的风险监控体系。 本文运用学术界普遍采用的风险管理理论,遵循严谨的风险管理研究步骤,科学地对HW公司住宅项目保修期的风险管理进行了系统研究,对增强风险防范意识、提高项目管理者的风险管理水平、顺利地开展工作都有一定的实用价值。
[Abstract]:In recent years, the government on the property market regulation and control policy has been introduced, property buyers gradually improve the quality of housing, increasing awareness of the rights. As a result, real estate developers are facing unprecedented challenges. I am a project manager of HW real estate company. For the company's development of the Bihai Silver Lake residential project warranty stage often faced by the small owners complaints are more pressure to effectively control the occurrence of risk events. This article uses the risk management theory to study the risk management of the project warranty period, hoping to improve the management level, do a good job of service to the owners and promote the continuous development of the company. Also hope to the industry project warranty risk management research has certain reference significance. The content of this paper is divided into three parts: the first part is the first to three chapters, mainly to introduce the background and significance of this paper, the research situation at home and abroad. This paper points out the research ideas and methods as well as innovations and deficiencies, citing the relevant theory of engineering project risk management, describing the general situation of HW company and its development in residential projects; The second part is 4th, five chapters, is the core part of this paper, using a variety of risk management theory, engineering project management knowledge and economic management principles. The internal and external risks that may be encountered during the warranty period of HW company are analyzed and identified in detail, and the identified risk factors are analyzed qualitatively and quantitatively, and the key risk factors are found out. The third part is 6th chapters, which is based on the above research to formulate the specific measures of risk response and monitoring, this part combined with the actual situation of the project. The corresponding risk countermeasures are given for the natural risk, policy risk, economic risk, technical risk, management risk and cost risk which may occur during the warranty period. And developed a set of practical risk monitoring system. Based on the theory of risk management which is widely used in academic circles and following the rigorous research steps of risk management, this paper makes a systematic study on the risk management of HW company's residential project warranty period. It has certain practical value for strengthening risk prevention consciousness, improving the risk management level of project managers and carrying out the work smoothly.
