青岛印象山房地产建设项目风险管理研究

【摘要】：房地产项目是一项投资大、周期长的建筑投资,涉及范围较广,涉及领域较复杂。在目前世界经济迅速变化,国内房地产调控压力大的背景下,房地产企业的发展较为艰难,房地产项目建设的风险管理日益受到企业和政府的关注。再加上我国房地产建设项目风险管理理论发展时间较短,项目人员风险意识较淡,给企业的发展带来的巨大的隐患。在以上多种因素的考虑下,了解项目风险管理的一般流程和方法,深入研究项目风险管理的识别、评估、应对等变得十分必要。本文首先界定了风险、风险管理以及房地产风险管理的概念,在此基础之上讨论了房地产项目建设风险管理的特点、目标以及一般管理流程。然后,综合介绍了青岛印象山项目的基本情况,包括项目规模大小、地理位置、交通位置以及规划建设等。根据项目的内外在环境,对印象山项目进行了项目建设风险管理的风险识别、风险评估、风险应对等分析。采用层次分析法对印象山项目进行了风险评价,通过分析发现项目建设存在的主要风险有市场风险、筹资风险和营销风险,其次一般性风险由政策风险、安全风险、质量风险以及时机风险等。本研究是在理论分析房地产建设风险识别的基础之上,定量分析项目建设中风险大小问题,并基于此提出风险应对策略,利用的是理论和实证相结合的分析方法。限于作者的能力以及手头有限的资料,本研究还只是对风险管理的工作进行一些疏浅的探讨,在对于项目风险识别、风险评估、风险应对方面做的工作仍旧有许多不足之处。本文是在案例分析的基础之上,探讨风险管理的具体流程及一些具体做法,为能够更深入的探讨房地产建设管理中的风险问题起到“抛砖引玉”的作用。
[Abstract]:Real estate project is a construction investment with large investment and long period, which involves a wide range and complex fields. Under the background of the rapid changes in the world economy and the pressure of domestic real estate regulation and control, the development of real estate enterprises is more difficult. The risk management of real estate project construction is paid more and more attention by enterprises and government. In addition, the risk management theory of real estate construction project in our country has a short time to develop, and the risk consciousness of project personnel is weak. Under the consideration of the above factors, it is necessary to understand the general process and methods of project risk management, and to study the identification, evaluation and response of project risk management. This paper first defines the concepts of risk, risk management and real estate risk management, and then discusses the characteristics, objectives and general management process of real estate project construction risk management. This paper introduces the basic situation of Qingdao impression Mountain project, including project size, geographical location, traffic location, planning and construction, etc. According to the environment inside and outside of the project, The risk identification, risk assessment and risk response of the project construction risk management are analyzed, and the risk assessment of the impression mountain project is carried out by using the Analytic hierarchy process (AHP). It is found that the main risks of project construction are market risk, financing risk and marketing risk, followed by general risk, such as policy risk, safety risk, quality risk and opportunity risk. This study is based on the theoretical analysis of real estate construction risk identification, quantitative analysis of project construction risk size, and based on this, put forward risk countermeasures, Limited to the author's ability and limited information, this study is only a little bit of research on the work of risk management, in the project risk identification, risk assessment, There are still many shortcomings in the work of risk management. Based on the case study, this paper discusses the specific process of risk management and some specific practices. In order to be able to explore the risk of real estate construction management to play a role.
