【摘要】:1978年改革开放之前,鄂尔多斯的是一个非常贫穷落后的小村庄。其贫困程度在内蒙古是数一数二的。改革开放以后,尤其是在1994年以后,凭借当地的资源能源优势,该地区把握住了国家能源战略西移这样一种千载难逢的好机会,通过多种渠道实现了经济腾飞。随着经济的日益好转,当地居民投机性消费比例逐渐增加,除投入到工业企业之外,大部分投资于房地产业。进入2011年4月份以后,鄂尔多斯当地的房地产市场从过热的状态逐渐冷却下来甚至一度处于低谷状态。进入2012年以来,这里一度被冠以“鬼城”的称号。本文重点就鄂尔多斯市的房地产市场进行分析。 鄂尔多斯的房地产市场不是单独运转的一个市场,而是凭借当地资源能源市场的不断壮大以及民间资本的不断积累逐渐发展起来的一个市场。因此,对当地房地产市场的研究并不能仅仅局限于房地产本身,而是要将其与相关市场结合起来共同进行分析。加之,鄂尔多斯市本身就属于典型的资源能源城市,资源开发能源利用对当地经济的贡献是可想而知的。另外当地民间借贷关系的网络十分庞大、其中的民间资本数量惊人。因此,在研究当地资源能源市场和金融市场的基础上来深入研究当地房地产市场的分析方法是比较可取的。本篇论文的分析思路正是按照这种逻辑进行下去的。全文共分为四章节,,第一章是引言部分;第二章是关于我国房地产现状的一个概括;第三章是关于鄂尔多斯房地产市场与其能源资源市场关系的分析;第四章是关于鄂尔多斯房地产市场与其金融市场关系的分析;第五章重点对鄂尔多斯房地产市场的供需进行概括。
[Abstract]:Before the reform and opening up in 1978, Ordos was a very poor and backward village. Its poverty level was among the highest in Inner Mongolia. After reform and opening up, especially after 1994, it relied on the local resources and energy advantages. The region grasped the rare opportunity of moving the national energy strategy westward, and realized the economic take-off through various channels. As the economy improved day by day, the proportion of speculative consumption by local residents gradually increased. In addition to industrial enterprises, most of the investment is in real estate. Since April 2011, the local real estate market in Ordos has cooled down from an overheated state and has been at a low point since 2012. This article focuses on the analysis of the real estate market in Ordos. The real estate market in Ordos is not a market that operates alone, but a market that is gradually developing with the growth of the local resource and energy market and the accumulation of private capital. The research on the local real estate market should not be confined to the real estate itself, but should be combined with the related markets to analyze it. In addition, Ordos city itself is a typical resource and energy city. The contribution of resource development and energy use to the local economy can be imagined. In addition, the network of local private lending relationships is very large, and the amount of private capital involved is staggering. On the basis of studying the local resource and energy market and financial market, it is preferable to study the analysis method of the local real estate market in depth. The analysis thought of this paper is carried on according to this kind of logic. The whole paper is divided into four chapters. The first chapter is the introduction, the second chapter is a summary of the present situation of real estate in China, the third chapter is about the analysis of the relationship between the real estate market and its energy resources market in Ordos. Chapter 4th is an analysis of the relationship between Ordos real estate market and its financial market, and chapter 5th focuses on summarizing the supply and demand of Ordos real estate market.
