BLM理念在商业地产信息管理中的应用研究

【摘要】:中国政府对住宅地产的调控和中国城市化率的推进,以及经济增长转向依靠内需消费的拉动,均促使了商业地产快速发展。商业地产在中国的发展处于起步阶段,相应的开发技术与理念均有欠缺,并且其开发商在专业性方面也存在不足。商业地产的特性和特征使得项目开发建设流程具有特殊性,并导致信息沟通不畅。因此,通过对商业地产项目全寿命的信息进行管理,强化开发商资源整合的能力,实现建设各参与方的协同工作是投资成功的保证。 本文以持有型商业地产全寿命信息管理为研究对象,以其运营管理对信息的需求为动力,以其各阶段相互之间的强关联性为催化剂,构建了基于BLM理念的商业地产信息管理构架,以及信息管理评价体系,以期为商业地产全寿命信息管理提供理论支持。首先,讨论了商业地产信息管理的必要性以及BLM理念应用于商业地产信息管理的可行性。其次,对商业地产信息管理进行了分析,包括:信息管理的负责方以及其他参与方的责任,在项目各阶段和各参与方建设过程中产生的信息流,以及基于BLM理念信息管理的要求对建设组织和过程进行了改进。再次,构建了基于BLM理念的商业地产信息管理框架,并分别从数据层、模型层、共享应用层三个方面进行详细的论述。最后,,设计了基于BLM理念的商业地产信息管理评价体系,并进行实证研究,可以指导商业地产项目应用BLM理念进行信息管理的不足和改进之处。本文形成了系统的BLM应用于商业地产信息管理的理论体系。 论文的研究能够解决商业地产项目由于信息流失和沟通不畅造成的项目管理问题,为商业地产项目全生命周期信息集成管理提供了理论支持,有助于商业地产项目目标的实现。
[Abstract]:The government's regulation on residential property and the promotion of China's urbanization rate, as well as the shift of economic growth to rely on domestic demand and consumption, have contributed to the rapid development of commercial real estate, which is in its infancy. The corresponding development techniques and concepts are deficient, and its developers are also lack in professional aspects. The characteristics and characteristics of commercial real estate make the process of project development and construction have particularity, and lead to poor communication of information. By managing the information of the whole life of the commercial real estate project, strengthening the ability of the developers to integrate the resources, and realizing the cooperative work of all the participants is the guarantee of the successful investment. In this paper, the whole life information management of commercial real estate is taken as the research object, the demand for information in its operation management is taken as the motive force, and the strong correlation between each stage is used as the catalyst. This paper constructs the information management framework of commercial real estate based on BLM and the evaluation system of information management in order to provide theoretical support for the information management of commercial real estate for the whole life. The necessity of commercial real estate information management and the feasibility of applying BLM concept to commercial real estate information management are discussed. Secondly, the commercial real estate information management is analyzed, including the responsibility of the responsible party and other participants in the information management. The information flow generated in each stage of the project and the participants' construction process, as well as the requirements of information management based on the BLM concept, are improved. Thirdly, the information management framework of commercial real estate based on the BLM concept is constructed. And from the data layer, the model layer, the sharing application layer three aspects to carry on the detailed elaboration. Finally, has designed the commercial real estate information management appraisal system based on the BLM idea, and carries on the demonstration research, It can guide the commercial real estate project to use the BLM concept to carry on the information management insufficiency and the improvement place. This article has formed the systematic BLM application to the commercial real estate information management theory system. The research in this paper can solve the project management problems caused by the loss of information and poor communication of commercial real estate projects, and provide theoretical support for the integrated management of commercial real estate projects' whole life cycle information. It helps to achieve the goal of commercial real estate project.
