【摘要】：摘要：当前,随着社会经济的不断发展,住宅产业已经成为国民经济新的增长点和消费热点,并且伴随着城镇化进程的不断加快,大量的住房需要为我国住宅产业化的发展提供了一个良好的机遇。此外,住宅产业化提倡的低碳、环保以及可持续的住宅建设理念逐渐深入人心,也为我国转变经济发展方式,实现住宅产业转型升级提供了发展思路。本文从住宅产业化的相关概念和内涵入手,介绍了我国住宅产业化的相关理论,说明了我国住宅产业化的框架体系和影响因素,在此基础上,系统阐述了我国住宅产业化的运行机制,包括政策保障机制、金融支持机制、市场竞争机制、技术创新机制,并详细解释了我国住宅产业化运行机制构成要素的作用机理以及产业化运行产生的影响,为评价住宅产业化发展水平研究提供了理论基础。本文在研究分析总结了前人研究结论并且参考了专家意见之后,根据指标构建原则和构建思路,建立了我国住宅产业化发展水平评价的指标体系,并通过发放调查问卷的形式来确定指标权重和指标实现值,利用中心点三角白化权函数对我国住宅产业化发展水平进行灰色评估,通过评价结果的分析,有针对性的提出了以保障性住房建设促进住宅产业化发展,建立政府主导、企业为主体的发展模式,提高住宅生产集成技术,提升我国住宅产业化设计水平四个方面的政策建议,以改善我国住宅产业化在发展过程中存在的有关住宅产品、住宅工业化生产、产业化经营等方面的不足,提升我国住宅产业化发展水平。,’
[Abstract]:Abstract: at present, with the continuous development of social economy, the housing industry has become a new growth point and consumption hot spot of the national economy. A large number of housing needs provide a good opportunity for the development of housing industrialization in China. In addition, the concept of low-carbon, environmentally friendly and sustainable housing construction advocated by housing industrialization has gradually taken root in the hearts of the people, and it has also contributed to the transformation of the mode of economic development in China. The realization of housing industry transformation and upgrading provides a development idea. This paper begins with the related concepts and connotations of housing industrialization, introduces the relevant theories of housing industrialization in our country, explains the frame system and influencing factors of housing industrialization in our country, and on this basis, This paper systematically expounds the operation mechanism of housing industrialization in China, including policy guarantee mechanism, financial support mechanism, market competition mechanism, technological innovation mechanism, etc. It also explains in detail the action mechanism of the elements of housing industrialization operation mechanism and the influence of industrialization operation, which provides a theoretical basis for evaluating the development level of housing industrialization. After analyzing and summarizing the previous research conclusions and referring to the expert opinions, this paper establishes an index system for evaluating the development level of housing industrialization in our country according to the principles and ideas of index construction. And through the form of questionnaire to determine the index weight and index realization value, using the center point triangle whitening weight function to our country housing industrialization development level of grey evaluation, through the analysis of the evaluation results, It is pointed out that the construction of affordable housing can promote the development of housing industrialization, establish a government-led and enterprise-oriented development model, and improve the integrated technology of housing production.
