房地产市场运行对国民幸福的影响分析

【摘要】:我国城镇住房制度改革后,城乡居民的住房质量、居住功能和人居环境等住房条件明显改善,城乡居民的住房需求得到一定满足。然而,由于住房制度的不完善,我国房地产市场的运行存在住房供给结构不合理、住房需求得不到满足、房价高企等一系列问题,,使普通民众失去安居权,阻碍国民幸福感的提升。本文正是在这样的背景下,探讨房地产市场运行与国民幸福感之间的关系。 本文把房地产市场的运行分为房地产市场供给、房地产市场需求以及房地产市场价格三个方面,分别探讨了房地产市场供给、需求和价格对国民幸福感影响的理论路径。在实证分析部分,本文采取基尼系数调整法,估算出我国国民的幸福指数。然后,运用改进后的灰色关联度方法,从供给、需求、价格三个方面对房地产市场的运行在国民幸福感的提升所起的作用进行实证研究。研究结果发现,别墅、高档公寓的供给对国民幸福指数具有较大的负面影响,普通住宅和经济适用房的投资都能提升国民幸福感,而经济适用房的大力投资对国民幸福指数存在较大的正面影响;增加普通住宅和经济适用房的销售面积都能提升国民幸福感,别墅、高档公寓的需求增加对国民幸福感的提升起到相反的作用;房地产的价格越高,国民幸福指数就越难提升。最后,从提高国民幸福感的角度,提出相关政策建议。
[Abstract]:After the reform of urban and rural housing system, the housing quality, housing function and living environment of urban and rural residents have been obviously improved, and the housing needs of urban and rural residents have been satisfied to a certain extent. However, due to the imperfection of housing system, The operation of the real estate market in our country has a series of problems, such as unreasonable housing supply structure, unsatisfied housing demand, high house price and so on, which make ordinary people lose their right to live in peace and hinder the promotion of national happiness. This paper discusses the relationship between the operation of real estate market and national happiness. This paper divides the operation of the real estate market into three aspects: the supply of the real estate market, the demand of the real estate market and the price of the real estate market, and discusses the supply of the real estate market respectively. In the part of empirical analysis, this paper uses the Gini coefficient adjustment method to estimate the happiness index of Chinese people. Then, using the improved grey correlation degree method, from the supply, demand, The effect of the real estate market on the promotion of national happiness is studied in three aspects of price. The results show that the supply of villas and upscale apartments has a great negative impact on the national happiness index. The investment of ordinary housing and comfortable housing can improve the national happiness, while the great investment of comfortable housing has a great positive effect on the national happiness index. Increasing the area of ordinary housing and comfortable housing's sales can increase national happiness. The increase in demand for villas and upscale apartments has the opposite effect on national happiness. The higher the price of real estate, the higher the price of real estate. The more difficult the national happiness index is, the more difficult it is to raise the national happiness index. Finally, from the point of view of improving the national happiness, the relevant policy recommendations are put forward.
