长沙市高新区ABC地块房地产开发可行性研究

【摘要】::房地产开发投资活动是一项复杂、高投入、高风险的系统工程,因而投资决策就必须慎之又慎。投资决策的参考依据有很多,如项目的位置、地块情况、开发难度、开发周期、投资回报等等,但真正做到系统分析的,就只有项目的可行性研究。只有做好了项目可行性研究,投资决策活动才能真正做到科学、准确,而投资回报也才能真正得到有效保障。 本文依据房地产开发项目可行性研究的一般性要求,结合项目技术经济评价理论,在参考了国内外相关可行性研究理论的基础上对ABC地块开发进行了初步可行性研究,研究内容包括房地产开发项目可行性研究基本理论,长沙市房地产市场发展宏观、微观分析,地块开发相关技术、经济分析,本次研究的相关结论等。本次可行性研究遵循了系统性、合理性、市场化、实事求是等原则,力求准确还原项目及市场真相,做到不夸大、不缩小项目可能遭遇的风险及未来可能实现的盈利,力求为项目的投资决策提供科学的、准确的、贴近市场的参考依据。 本次可行性研究由于是初步可行性研究,因而对房地产整体市场情况及购房者特征等房地产宏观、微观发展情况作了较多阐述,力求还原真实市场;而针对项目的财务分析则主要是依据项目地概况,结合周边地块平均开发成本和销售收入进行的预测分析,而没有考虑到开发公司自身的特点和优势及未来新技术、新设计、新产品等的采用,因而财务预测仅是粗略的,需要未来在详细可行性研究中进行修正或补充,并完备其他不完善的部分。 总的来看,本次可行性研究对ABC地块开发项目的项目决策具有重要参考意义,对其他类似项目也有一定的借鉴意义。
[Abstract]:Investment in real estate development is a complex, high-input, high-risk system engineering, so investment decisions must be cautious. There are many reference bases for investment decision, such as the location of the project, the plot situation, the development difficulty, the development cycle, the return on investment and so on, but only the feasibility study of the project is the only way to achieve the systematic analysis. Only when the feasibility study of the project is done, can the investment decision-making activities be scientific and accurate, and the return on investment can be effectively guaranteed. According to the general requirements of the feasibility study of the real estate development project and the theory of technical and economic evaluation of the project, this paper makes a preliminary feasibility study on the development of ABC land on the basis of referring to the relevant feasibility research theories at home and abroad. The research contents include the basic theory of the feasibility study of the real estate development project, the macro and micro analysis of the real estate market development in Changsha, the related technology of land development, the economic analysis, the relevant conclusions of this study, etc. This feasibility study follows the principles of systematization, rationality, marketization, seeking truth from facts, and strives to accurately restore the project and market truth, so as not to exaggerate, and not to reduce the risks that the project may encounter and the profits that may be realized in the future. Strive to provide scientific, accurate, close to the market reference for project investment decisions. The feasibility study is a preliminary feasibility study, so the overall real estate market situation and the characteristics of real estate buyers and other real estate macro, micro development situation is more elaborated, trying to restore the real market; The financial analysis for the project is mainly based on the project site profile, combined with the forecast and analysis of the average development cost and sales income of the surrounding plots, without taking into account the characteristics and advantages of the development company itself and the new technology in the future, the new design. The adoption of new products and so on, so the financial forecast is only rough, need to be revised or supplemented in the detailed feasibility study in the future, and complete other imperfect parts. All in all, this feasibility study has important reference significance to the project decision of ABC land development project, and also has certain reference significance to other similar projects.
