房地产开发企业项目开发决策中机会识别研究

【摘要】:房地产开发企业项目开发决策对于房地产企业具有突出的重要性;而做好房地产领域的决策,一个关键,又在于机会识别。本文针对房地产开发企业的项目开发决策领域的机会识别,进行了比较全面、深入的探讨,提出了机会识别导向的项目开发的总体思路和具体方法。 在绪论部分,主要内容是从环境变化对房地产开发企业的各种影响的角度,论述了机会识别对于房地产开发企业的重要性。 在理论基础和文献综述部分,从竞争战略理论、项目管理理论、复杂性理论、多维理论、创业理论、创新理论、经济周期理论、机会主义理论等角度,梳理了机会识别的理论基础。尤其是重点梳理或总结了复杂性理论、多维理论、创新理论等;在多维理论部分,本文认为任何影响因素都会作用于对象,而使得对象产生新的属性或使得原有属性发生变化,从而为认识房地产项目开发领域的机会,提供了重要的理论指导;在创新理论部分,本文总结出,从思维方法的视角而言,创新思路的根本来源在于对一切合理性的批判,这也对识别机会提供重要的帮助。 在房地产项目开发决策中机会识别的特性研究部分,比较详尽的分析了机会识别的内涵、一般属性、来源与途径、内容和种类、影响因素等,从而构建了对房地产项目开发决策中的机会识别的各种属性或特点的比较全面、详细的理解。 在房地产项目开发决策中机会识别的过程机理研究部分,本文研究了机会识别主体以及主体之间的组织、机会搜索、机会评价、机会开发、机会陷阱管理等内容。这部分的创新主要包括:本文认为识别主体不应限于决策者,而应拓展到各种与项目有关的人士中去;机会陷阱的产生具有必然性并分析了其原因等。 在实证研究部分,本文分析了13个机会因素与房地产项目成功之间的关系,通过计量分析,发现在我国当前房地产市场中,房地产项目产品的性价比、宏观经济发展状况、特定区域的客户需求状况三个因素对于项目的成功,影响比较突出;并据此提出了项目机会识别指数的概念,建立了具体的计量模型,为项目开发决策中项目机会识别,,提供了一个量化工具。 本文认为房地产项目开发决策领域中机会识别是一个重要问题,且其在研究和实践领域的重要性和研究价值,将不断得到更多的认同。
[Abstract]:The project development decision of the real estate development enterprise is of great importance to the real estate enterprise, and the key to make the decision in the field of real estate is to identify the opportunity. Aiming at the opportunity recognition in the field of project development decision of real estate development enterprises, this paper makes a more comprehensive and in-depth discussion, and puts forward the general idea and concrete method of the opportunity recognition oriented project development. In the introduction part, the main content is to discuss the importance of opportunity recognition to real estate development enterprises from the point of view of the influence of environmental change on real estate development enterprises. In the theoretical basis and literature review part, from the competition strategy theory, the project management theory, the complexity theory, the multidimensional theory, the entrepreneurship theory, the innovation theory, the economic cycle theory, the opportunism theory and so on angle, Combing the theoretical basis of opportunity recognition. Especially, the complexity theory, the multidimensional theory, the innovation theory, etc. In the multidimensional theory part, the author thinks that any influence factors will act on the object, and make the object produce new attribute or make the original attribute change. Therefore, it provides important theoretical guidance for understanding the opportunities in the field of real estate project development. In the part of innovation theory, this paper concludes that, from the perspective of thinking methods, the fundamental source of innovative thinking lies in criticizing all rationality. It also provides important help in identifying opportunities. In the part of the research on the characteristics of opportunity recognition in the decision making of real estate project development, the connotation, general attributes, sources and approaches, contents and types, influencing factors and so on of opportunity recognition are analyzed in detail. Thus, a more comprehensive and detailed understanding of various attributes or characteristics of opportunity recognition in real estate project development decision is constructed. In the part of the research on the process mechanism of opportunity recognition in real estate project development decision, this paper studies the organization, opportunity search, opportunity evaluation, opportunity development, opportunity trap management and so on. The innovation of this part mainly includes: this paper holds that the main body of identification should not be limited to the decision-makers, but should be extended to all kinds of people concerned with the project, and the emergence of the opportunity trap is inevitable and the reasons are analyzed and so on. In the part of empirical research, this paper analyzes the relationship between 13 opportunity factors and the success of real estate projects. Through econometric analysis, we find that in the current real estate market in China, the real estate project product price ratio, macroeconomic development situation. The three factors of customer demand status in a specific region have a prominent impact on the success of the project. Based on this, the concept of the project opportunity identification index is put forward, and a specific measurement model is established to identify the project opportunity in the project development decision. A quantitative tool is provided. This paper holds that opportunity recognition is an important issue in the field of real estate project development decision, and its importance and value in the field of research and practice will get more and more recognition.
