青岛鑫源置业集团发展战略研究

【摘要】:近年来,由于我国经济的快速发展,我国房地产行业出现了非理性增长,其利润和增速明显高于全行业平均水平,为了房地产业的健康稳定持续发展,国家出台了一系列调控政策,特别是2011年初国家出具的“新国八条”,其调控的力度之大前所未有,至2013年10月份,调控政策依然没有松动的迹象。 在这样的外部环境下,我国房地产市场也发生了很大的变化。国家加强宏观调控同时,加大保障性住房的建设,市场供求关系发生了较大的变化,同时融资难度变大、优先供应保障房土地,土地获取难度变大、市场竞争进一步加剧。在这种大环境下,对像青岛鑫源置业集团这样的中小房地产企业造成了不小的冲击,,传统的房地产经营模式已不适应外部环境,因此必须根据外部环境、发挥企业优势,制定科学的发展战略,增强自身的竞争力,谋求企业的可持续发展,否则将实力较弱的中小型房地产将面临生存和发展危机。 本论文以青岛鑫源置业集团为研究对象,以企业战略管理、人力资源理论等理论和模型为指导,对集团的内外部环境、发展现状进行了分析和论述,指出了集团所面临的现状和趋势,采用理论分析与案例研究相结合的方法,提出了集团发展战略目标、制定了发展战略和战略实施措施,以确保集团持续稳定健康发展。
[Abstract]:In recent years, due to the rapid economic development of our country, the real estate industry of our country has appeared irrational growth, its profit and growth rate is obviously higher than the average level of the whole industry, in order to keep the real estate industry developing healthily and steadily, China has introduced a series of regulatory policies, especially the "eight new countries" issued in early 2011, the intensity of its regulation is unprecedented, as of October 2013, the policy still has no signs of loosening. In such an external environment, China's real estate market has also undergone great changes. At the same time, the state strengthens the macro-control, increases the construction of the indemnificatory housing, the market supply and demand relations has taken place the big change, at the same time the financing difficulty becomes bigger, the priority supplies indemnificatory apartment land, the land acquisition difficulty becomes bigger, the market competition further intensifies. In such an environment, small and medium-sized real estate enterprises such as Qingdao Xinyuan Real Estate Group have caused a considerable impact. The traditional real estate business model is no longer suitable for the external environment. Therefore, it is necessary to give full play to the advantages of the enterprises according to the external environment. To formulate a scientific development strategy, to enhance their own competitiveness, and to seek sustainable development of enterprises, otherwise the weak small and medium-sized real estate will be faced with survival and development crisis. This paper takes Qingdao Xinyuan Real Estate Group as the research object, taking the enterprise strategic management, human resource theory and other theories and models as the guidance, analyzes and discusses the group's internal and external environment and the present situation of development. This paper points out the present situation and trend of the group, puts forward the development strategy goal of the group by combining the theoretical analysis with the case study, and formulates the development strategy and the implementing measures to ensure the group's sustained, stable and healthy development.
