安徽省建设银行钟楼支行房地产贷款风险管理研究

【摘要】:随着经济的发展和居民收入水平的提高,对房地产的需求激增,带动了我国房地产业的高速成长,特别是在国家住房制度改革和扩大内需政策的引导下,房地产呈现了良好的发展前景,投资增长迅猛,成为国民经济新的增长点。而我国的房地产业务从2004年开始全面快速发展,高房价、银行与开发商信息不对称和银行自身风险管理水平的低下、国家宏观调控等都使得房地产开发贷款面临着越来越多的风险,银行需要对加强房地产开发贷款中的风险管理,以保障银行资金的安全性和效益性,防范房地产开发贷款风险。 中国安徽省建设银行钟楼支行作为建行的分支机构,也对建行在该地区的房地业贷款风险管理起着统筹管理的责任。因此,在当今房地产开发大环境较为不利的情况下,中国安徽省建设银行钟楼支行迫切需要提升风险管理水平,防范房地产贷款风险,保障自身利益的同时,推动全发区地产行业的健康发展。 本论文以银行业为背景,选取安徽省建行钟楼支行为研究对象,在对房地产贷款风险的基本理论的相关研究进行梳理与总结的基础上,分析了安徽省建行钟楼支行房地产贷款风险管理的现状,提出了其房地产贷款风险的构成以及原因,并相应的提出了安徽省建行钟楼支行房地产贷款风险的防范措施。 本文试图通过研究中国安徽省建设银行钟楼支行房地产贷款风险并应用于实践操作,使中国安徽省建设银行钟楼支行确定正确的风险管理理念、在激烈的市场竞争中明确自己的市场地位、实施有效的房地产贷款风险管理举措、将风险管理理论付诸于管理实践中、建立持续的竞争优势。同时,也为其他商业银行房地产信贷业务的风险管理提供建议与参考。
[Abstract]:With the development of economy and the improvement of residents' income level, the demand for real estate has increased sharply, which has driven the rapid growth of the real estate industry in China, especially under the guidance of the reform of the national housing system and the policy of expanding domestic demand. Real estate presents a good development prospects, the rapid growth of investment has become a new growth point of the national economy. However, China's real estate business has been developing rapidly since 2004, with high house prices, asymmetric information between banks and developers, and low risk management level of banks themselves. The state macro-control and so on make real estate development loans face more and more risks. Banks need to strengthen risk management in real estate development loans in order to ensure the safety and efficiency of bank funds. As a branch of CCB, the Zhonglou Branch of China Construction Bank is also responsible for the management of loan risk of CCB's real estate industry in this area. Therefore, under the unfavorable environment of real estate development, the bell tower branch of Anhui Province Construction Bank of China urgently needs to raise the level of risk management, guard against the risk of real estate loans, and safeguard its own interests. This paper takes the banking industry as the background, selects the Anhui construction bank clock tower behavior research object, carries on the combing and the summary to the real estate loan risk basic theory related research foundation, this paper takes the banking industry as the background, selects the Anhui construction bank clock tower branch behavior research object, carries on the combing and the summary to the real estate loan risk basic theory. This paper analyzes the present situation of the real estate loan risk management of the Zhong Tower Branch of Anhui Construction Bank, and puts forward the composition and reasons of the real estate loan risk. This paper tries to study the real estate loan risk of Zhong Tower Branch of Anhui Province Construction Bank and apply it to practice. To make the bell tower branch of Anhui Province Construction Bank of China determine the correct risk management concept, clarify its market position in the fierce market competition, and implement effective real estate loan risk management measures, The theory of risk management is put into practice, and the sustainable competitive advantage is established. At the same time, it also provides advice and reference for the risk management of real estate credit business of other commercial banks.
