地产租金、结构优化与中小城镇的作用

【摘要】:地产租金份额及结构是分析城市体系的集聚结构与运行效率的一个重要方面。不同级别城市间级差收益的均衡条件是净级差收益小于迁移成本。如果大城市集聚程度过高而造成城市体系结构失衡,就会导致人口过度向大城市迁移,推高其租金份额、生活成本及地产价格,并削弱其经济活力。所谓的刚性需求和投机性因素的介入只不过是城市体系结构失衡下地产泡沫形成的派生因素。基于空间视角的分析,指出中小城镇的作用主要是优化城市体系结构,提升全国整体的集聚水平和资源的综合最优配置。
[Abstract]:The share and structure of real estate rent is an important aspect of analyzing the agglomeration structure and operation efficiency of urban system. The equilibrium condition of differential income among different levels of cities is that the net differential income is less than the migration cost. If the agglomeration of large cities leads to the imbalance of urban system structure, it will lead to excessive migration of population to big cities, push up their share of rent, cost of living and real estate prices, and weaken their economic vitality. The intervention of the so-called rigid demand and speculative factors is only the derivative of the real estate bubble formation under the imbalance of urban system structure. Based on the analysis of spatial perspective, it is pointed out that the main function of small and medium-sized towns is to optimize the urban system structure, to enhance the overall concentration level of the whole country and the comprehensive optimal allocation of resources.
