养老地产跨行业战略联盟开发运营模式研究

【摘要】:随着我国人口老龄化进程的不断加剧,社会养老供需缺口的不断加大,养老地产的开发需求日益显著。然而,养老地产前期投资规模巨大,投资回收期长,涉及行业众多,传统的"全能开发商模式"已不再适应。需在充分整合社会资源、发挥各行业优势的基础上,构建养老地产跨行业战略联盟的开发运营模式。这种开发商与管理者相分离模式的优势在于:能有效解决后期管理专业性要求较高的问题;通过运营商与后期物业经营者的共同设计,可以避免后期经营者因设备问题带来的不必要的改选;与投资机构的联盟,可以有效降低资金成本,实现开发商和投资者的双赢。
[Abstract]:With the aggravation of the aging population in China and the increasing gap between the supply and demand for the aged, the demand for the development of the real estate for the aged is becoming more and more significant. However, the pension real estate investment scale is huge, the investment payback period is long, involves the industry many, the traditional "all-around developer mode" no longer adapts. On the basis of fully integrating social resources and giving full play to the advantages of various industries, the development and operation mode of cross-industry strategic alliance of pension real estate should be constructed. The advantage of this separation model lies in that it can effectively solve the problem of higher professional requirement of late management, and through the joint design of operators and late property operators, The alliance with investment institutions can effectively reduce the cost of capital and realize the win-win situation between developers and investors.
